Vacation villa in Umbria with big swimming pool and fully fitted outside kitchen, at walking distance to the old hill top town of Montecchio in the centre of Umbria.

Villa Montecchio is situated in the middle of Umbria and has 3 bedrooms and 3 bathrooms. It is set in a big garden with private swimming pool. During the year the owners live here themselves and in summer leave the house and the surrounding park at the complete disposal of their rental guests.

On the premises, there is a beautiful small church dedicated to the saint San Lorenzo. It is dating back to 1700 and used only once a year on the 10th of August for San Lorenzo.

The swimming pool is 7 by 14 meters and from 1.50m to 2.50m deep. It is set in a flat green garden with sunbeds. There is a table tennis table in the garden as well.

The ancient little church is still in use, but only once a year on the 10th of August in commemoration of San Lorenzo. In Italy one also celebrates the night of the falling stars on that day. Guests can enter the church when they want and enjoy the paintings and the calm atmosphere. The owners hold the key.

You can walk to the small hamlet of Montecchio on the opposite hill, about 1.5 kms, where you will find one small supermarket.

Montefalco is 15 km, Bevagna is 20 km and Spello is 25 km.

The living area is all on the first floor, hence the fully fitted outside kitchen, adjacent to the swimming pool. One enters the hallway with stairs leading to the first floor, into the dining area. Near to the dining area is a bathroom with washing machine.

The small kitchen is next to the dining room with fridge, freezer, 4 pit gas cooker, oven and dishwasher. Ideal for breakfast which one can enjoy on the huge terrace at the back of the villa, accessible from the living room. The living room has a big flat screen television and many sofas.

From the living room one ends up in a hallway with the three bedrooms. Two bedrooms share one bathroom with shower (the bathroom is in between these bedrooms and each room has an entry in the bathroom). The third bedroom has the use of the bathroom with bath and has an access from the hallway. All three bedrooms have double beds.

There is plenty antique furniture in the villa because the owners are antique dealers. The ground floor of the villa is the antique storage where the owners upon request can show you around.

Wifi internet is available.

The outside kitchen has a dishwasher, a barbecue, a wood oven, 4 pit gas stove, fridge with freezer and running water. There is a big outside table.

Having returned home a few days ago, and having just about recovered from jet lag, I wanted to let you know that all 6 of us very much enjoyed our stay at the Villa Montecchio. Rosanna and Gianni are charming, wonderful, friendly people, and made us very welcome in their home. I enjoyed our early morning conversations with them when they came to water the garden and to attend to the pool. It was a lovely, quiet and peaceful place to be, and the large pool with shade around it made the heat bearable. My Danish in-laws, who have visited Italy several times, said that the Villa Montecchio was the best place that they have ever stayed in. Roberto, who runs the small supermarket in Montecchio, is a fountain of knowledge about the history of the area and of Montecchio itself. He also has a small museum of Roman artifacts which is well worth seeing.

I did have one comment about your restaurant recommendations in the local area on your website. We made the mistake of eating at the restaurant at the top of the mountain. Yes, the views were stunning, but the food was awful and loaded with salt to the point is was inedible, the service was slow to non-existent and the staff were rude and arrogant, even though we spoke to them in Italian, it was not great Italian, but it was Italian. I really think that this restaurant should not be recommended. A trip to the top to see the views would be fine, but not to eat there, as it is just a tourist trap.

On the other hand, the pizza restaurant at La Tenuta di San Felice should be highly recommended. It is very close, the owners are very friendly and the pizzas were superb. In fact the pizza I ordered - mozzarella, walnuts and pear slices - was the best I have ever eaten anywhere. The restaurant at which we ate in Montefalco should also be mentioned, Federico II, as they had menus in English, and the staff could speak a little English, the restaurant was serving dinner early, well before 8 pm, and the menu included salads. Being presented with a choice of meat, and nothing but meat at a restaurant is perhaps "authentic" to Umbria. I do not know. But I do not enjoy not being able to eat some form of salad or vegetables as part of a meal.

I have a large number of lovely memories of the week in Umbria and hope that one day I will be able to return.

Villa Montecchio was stunning and we visited so many wonderful places. All the arrangements were great, and we found the villa with no problems at all, thanks to excellent directions.

We had a wonderful holiday, we loved it and would love to go back tomorrow! Dear Saskia and Sylvia,

We had a wonderful stay at Villa Montecchio. During the first week the weather was perfect. The old beautiful house has a nostalgic atmosphere. Upon our arrival we noticed that some things were missing. We informed Leonardo about this. We are more than satisfied the way he solved the problems. He is very kind and helpful. Within one day there were 6 sun beds and 6 chairs outside. Fantastic! The house is in good order. One remark would be the furnishing of the house. You find vulnerable and private elements. We are convinced that many things are not mentioned for use by guests! This house is not recommended for guests who who look for perfect design and comfort, but for nostalgic minds and for authenticity this is perfect. The minor issue were the mosquitos. We were bitten a lot! But nobody can do anything about that!

The terrace is spacious, well located for having breakfast or enjoying the sun. The house is well equipped, only in the kitchen some utensils were missing. There is only a dishwasher and a hot plate to cook. The outside kitchen is wonderful, and ideal for lunches in the shade with a huge umbrella. But, we have to remark that the door of the fridge doesn’t close very well, and there are no strolls under the dishwasher, the waterdrainage didn’t function well. But the garden with swimming pool is excellent. The villa is close to the village Montecchio. From there you have gorgeous views. In Bastardo is a large supermarket. From there you can easily visit places like Spoleto, Trevi, Foligno, Assisi and Perugia. Montefalco is highly recommended, especially for wine lovers! We found a good pizzeria in San Felice (before entering Bastardo, on the right 3 km drive)

Dear Willemijn and Saskia,

We have had a good time at the villa Montecchio. It is a fantastic house on a beautiful location. Outside of the summer season the woners live here themselves and hence the more then complete and personal furniture. This is not a typical holiday home. In earlier reviews we read that one has to be careful with all the antiques around; we did not feel like this at all. The house is large and has enough space to walk around freely. The owners are friendly and helpfull. They leave you by yourselve but are there if needed. We did not have any problems with the water supply and did not have anything to complain about linen and towels. Future guests may be warned for the fact that there are more Montecchio’s in Umbria (and Italy). It is important to follow the diorections to get to the correct place! This Montecchio is in the province of Perugia, not Terni.

Hello,

It was a very nice vacation. Normally pictures are better than reality, but in this case the pictures doesn’t match the house.
The house was great, but I have following recommendations:

More towels
A couple of the doors can’t close
- The are many small items. Nice in at home, but you have to be carefull that you don’t break anything
Problem
- The water supply is very poor. I many cases we had to skip a daily shower.

The owners are very service minded and we plan to come back!

The downpayment is 20% of the rental fee to be paid upon booking. The balance of 80% of the rental fee has to be paid upon arrival.

There is no security deposit to be paid.

In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.

Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
