Colle Arponi

Colle Arponi is a typical Italian family home of recent construction and centrally located in Umbria. Surrounded by green hills it is an ideal location to relax by the pool after a day out in Umbria.

Beautifully situated on top of a small hill and surrounded by a well kept garden. The private villa has 4 bedrooms, sleeping 7+3 guests in all comfort. It consists of two apartments that are always rented together. Wifi internet is available.

The pool is 5 by 10 meters, 1.50 meters deep and has Roman steps on one side. The pool is open from June to September. There is a shaded terrace at the side of the pool. The villa has covered parking for 2 cars and ample parking space for other cars if needed.
There is a washing machine.

In 10 minutes driving you are at the E45 (the main road through Umbria). Perugia, Todi and Foligno are all at 30 minutes, Bastardo (supermarket) is at 15 minutes driving, Assisi is at 45 minutes driving.

The centrally located villa in Umbria has a fence and automatic gate. Driving up to the villa you first pass an old shed with chicken of the owners. The villa is further up the hill, set in a small green oasis with nice views on the surrounding hills. 

The ground floor of the villa has two entrances. One at the side of the pool and the main entrance at the other side of the house, close to the parking area. The main entrance enters into the living room with fire place and comfortable sofa bed. The next room is the kitchen, spacious and fully equipped (fridge, freezer, dishwasher, oven, microwave, and 4 pit cooker). At the end there is a small hallway with the bathroom (with shower) and left is the double bedroom. You have access to the pool from this bedroom.

The first floor of this recently built villa has an outside staircase. The setup is very similar to the ground floor (living room and kitchen are identical). This floor however has 2 bathrooms (one with bath and one with shower) and 3 bedrooms (two doubles and one single). In one of the double bedrooms an extra single bed can be added. The other double bedroom has a nice balcony, overlooking the green hills of Umbria.

The prices are in euros per week. The final cleaning is paid separately as per the above price list. The consumption of gas for the heating has to be paid separately.

The pool is open from June to September. There is bed linen in the house as well as towels, also pool towels.

Dear Saskia and Sylvia,

our stay at Colle Arponi was fantastic! Upon arrival at the villa the friendly owner made us feel more than welcome. We don't speak Italian, but somehow we understood each other. We got a small "guided" tour in the wonderful and well equipped house. We got a good bottle of wine and home made bread to make us feel at home. Both tasted excellent! While bringing our luggage in the rooms, we found a wasp nest on the balcony. We used google translate to make us understand to the owner and within half an hour he was at the house to resolve the problem. We enjoyed the pool and the house every day. Every Sunday a family member passed by to clean the pool We got fresh tomatoes and eggs from the family, this is real hospitality. We spontaneously gave them our Belgian chocolate.

The rooms are spacious, the bathrooms are good and both kitchens are perfectly equipped. Colle Arponi is situated uphill where you hear nothing but silence. The only thing you sometimes hear is clay pigeon shooting, but that didn't disturb us. And you're close to many interesting and wonderful villages to visit. Like Perugia, Assisi, Castiglione, Montefalco, Deruta and Spoleto. We've visited the extremely interesting nature in Terni at the "Marmore Falls". We also rented a Vespa scooter to explore the Trasimeno area. Water sporting at the lake is recommended. We did some wake boarding and we had a lot of fun. As you can see, we enjoyed our stay! The house is really an excellent location.

Dear Saskia and Sylvia please give our best wishes to the owners. Our Italian is not that good, but we'd like to tell them that we definitely liked our holiday at the property and they are one of the most kind Italian people we've ever met. Thanks to them we had an unforgettable time in Umbria.

2015:

Thoroughly enjoyed our ten days at the end of June at Colle Arponi. The villa is well maintained, neat and tidy and all the basics worked (kitchen appliances, washing machines etc.). In terms of space, the house was spot on for our party of 10 people, 5 adults and 5 kids. The surrounding garden is also well kept, including the pool area and pergola where we spent most of our time. Plenty of nice local restaurants and cantine to explore and enjoy in the surrounding towns and villages as well as an adequate shop not too far in Collepepe.

As for some previous comments I read regarding noise from the locar road, didn't bother us one bit. Only other source of noise was the sport shooting range nearby which mostly seemed to be active on Sundays and again didn't bother us.

Lastly and importantly, all the arrangements and communications with Saskia and Sylvia from Villa in Umbria were smooth and prompt. Many thanks for that.

Safe back in Denmark. Again we can look back on a wonderful stay in Colle Arponi.

The house was fantastic for us. The owner, his son and (perhaps) his parents were very nice and helpful and we just wish that we could talk better italian, but please send al our best regards and say thank you for eggs, bread, olive oil and wine. If we could have a wish until next time, we will rent the house, it would be a covered terrace attached to the house. We had rather bad weather the last 3 days with lots of rain, but still we wanted to sit outside, and that was not possible. Anyway we enjoyed our stay in Umbria. It’s a wonderful place.

We enjoyed our super holiday at Colle Arponi ! The house was clean and neat, all comfort we needed was present: enough towels, well equipped kitchen with enough plates, glasses etc., there is a large fridge, and it is handy to have a washingmachine available. There only is an italian coffemaker, though. The garden was well kept, we enjoyed the covered terrace with view over the pool. In short: a good recommendation!

Dear Willemijn and Saskia,

we very much enjoyed our holiday in Colle Arponi! The villa is beautiful and well maintained. After one week the gardener came to cut the grass, clean the swimming pool and change the beddings, the house was cleaned. In short all was cleaned for our second week stay which we enjoyed fully.

The owners gave us a basked full of eggs and tomatoes from the garden twice, and we would hereby still like to thank them for this. Despite the fact that we did not understand Italian and they did not speak English or French, we did manage to understand each other.

The surroundings are quiet and not touristic, which for us was a real plus. Yet within short drive there was a bakery, supermarket and shopping mall. The house is also well situated to visit Umbria. We went to, amongst others, Perugia, Assisi, Montefalco etc.

In short we can recommend this villa to everybody who is looking for a holiday in a quiet area, with sun and especially a villa with all comforts in place.

Good afternoon,

We enjoyed a splendid holiday in Umbria!!!. The house is lovely, the location just great, we really were on cloud 9 when we arrived.
The house is very complete. The table outside seats 6 so not big enough for all. We switched it with the table from inside. It would have been more logical if they had made the kitchen next to the exit to the garden, now we had to go through the bedroom to bring everything outside. Not that big a deal but it would have made the house perfect. We saw some scorpions in the house but that probably can't be helped but it did frighten us!
The owner plans to install airco next year which would be a good thing as it can be quite warm on the upper floors. The owner is a very genial guy and after one week they came over to clean the whole house, pool and change all towels and linen so no complaints there.
We all had a fantastic holiday, thank you and maybe till next year!!!.

Comments Villa in Umbria:
The scorpions one encounters in Umbria are pretty harmless. Being stung however can be quite an unpleasant experience. However they are not dangerous at all.

We had a lovely stay in Colle Arponi. The house was very comfortable, clean, good beds, nice shower and an ample assortment of cutlery and tableware. The first week we had a very pleasant time with 10 people in the house. Kids loved the pool, chicken and the rock climbing. Very nice owners who brought us fantastic tomatoes, wine and fresh eggs. Only problem is that the table outside does not seat 10 persons, we resolved this problem by joining it with a kitchen table. Very pretty house and beautiful pool. You do have to drive 20 to 30 min. before you reach a nice restaurant. In all villages one can find terrific restaurants but we would have liked it if there had been at a 5 to 10 min drive even if it only would have been a simple pizzeria.

Dear Saskia and Willemijn,

We very much enjoyed our stay at Colle Arponi and can warmly recommend the house to future guests. Everything one needs is present. The pool was cleaned every week and has plenty decliners and sunbeds around it. The garden is sprinkled every two/three days. Once a week bedlinnen and towels were changed. The small inventory of the kitchen is complete. We were glad there was a washing machine and a dishwasher too.

The house is situated in a quiet area, and central to visit sites in Umbria. We enjoyed Umbria a lot with its  cute little towns. From the house it is also possible to make a day trip to Rome and Tuscany.

All in all, only positive remarks. The owners are very friendly and even gave us tomatoes, plums and eggs from their own garden and chickens.

Hi Saskia and Willemijn,

Here a late reaction to our holiday at Colle Arponi last summer. We very much enjoyed this beautiful house: well furnitured, large, clean and all brand new. Good pool with plenty decliners and sun beds. Also very agreeable in the hot summer sun is the covered parking space! Location os the house is central and easy to reach. Near the highway E45 is a large new supermarket. Very handy! The owners (father and son) are very friendly and helpful. Upon arrival we found a home made cake and fresh vegetables from the land. We had some problems communicating since the owners only speak italian. It was very practical to be able to call Willemijn when we needed to comunicate with the owner.

By the middle of the week, tha father passed by again with a bag full of tomatoes. Very tasteful!

If I may mention something negative: the website says the top floor has three bedrooms and six beds. We only saw 5 beds, because of which we managed ourselves differently. It is a pity that the house has the main kitchen on the top floor. It would have been more practical if this would have been the ground floor.

Do watch out to take the keys with you before closing the door. If not you are locked out, even if the door is not locked, you cannot open it again without the key.

The water pressure is low. Taking a shower at the same time as somebody else, is impossible.

In the direct area is a shooting club, or something like that. By the end of the day, and mainly in the weekend, this can be disturbing the peace.

The price/quality of the house was good. A nice house, comfortable with an acceptable price and well organised by Villa in Umbria.

Comment Villa in Umbria:
The kitchens on the ground floor and the top floor are identical. On the website it says there are three bedrooms upstairs: one with a double bed, one with a double bed and an extra single bed and the third with a single bed only.

The downpayment is 40% of the rental. The final payment has to be paid in cash upon arrival. 
The security deposit is 400 euro, to be paid upon arrival.

In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.

Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
