This lovely villa with private swimming pool in Umbria has a snooker room, huge sitting area with kitchen, 4 bedrooms and 4 bathrooms.

The house has views on Todi and a big flat garden with pool. The stone built house was recently constructed and has a modern interior. The villa is close to San Terenziano, easy to reach, central in Umbria.
The villa for rent in Umbria has two floors. Since the house is built on a hill, each floor has a door to the outside. The villa has an outside table on the piazza in front of the building. However, most guests use the pool house for dining. Here is an outside kitchen and the better views and most privacy.
The Italian owners live in the house immediately next to the villa on the same premises. They do not use the pool area and have their parking on the other side of the house. They respect the privacy of their guests but are stand-by in case it is needed.
The pool is 9 by 12 meters and has Roman steps to one side. The views are beautiful and the area is tranquil and private. There is a nice outdoor kitchen and covered area with dining table. Around the pool the terrace has sun beds, flower pots and umbrellas.
There is wifi internet.
The lowest floor has a garage for one car. From the garage a door leads to the hall with two bedrooms. One bedroom has a bathroom inside the room. The other bedroom has the bathroom just outside the door. Both bedrooms are doubles. This floor also has a snooker/pool table room. A nice extra!
All bathrooms are fitted with showers.
Internal stairs lead to the first floor (that is actually the ground floor). The main entrance to the villa is on this floor. One enters in the huge living room with comfortable sitting area and open plan kitchen. There are wide windows looking out on the swimming pool area and garden. The kitchen area has a fire place and dining table for ten people.
The kitchen has a 4 pit gas cooker, electrical oven, dishwasher and big fridge with freezer. There is ample working space.
This floor also has two bedrooms and two bathrooms (one with washing machine). One bedroom is a twin and the other a double. The bedroom with the double bed has a bathroom en suite.

we had a super holiday at Villa I Gemelli! The villa is in good order, clean and is properly supplied and equipped. During our stay Alessia was on a holiday a few days. When she left we had a small problem with the electricity. But within a few hours an electrician passed by to resolve it. The owners are very kind people, the communication went well, even if Alessia doesn’t speak English well. We enjoyed the lovely swimming pool and the outside kitchen. In short, a super holiday to be repeated! Maybe a point of improvement is that we couldn’t find an emergency exit. It wasn’t there. You could only leave the villa through the main door. Downstairs all windows are closed as well as the garage (which was not for use). Even smoke detectors weren’t present.
We informed Alessia about this, and she will think about it.

We had a fantastic holiday at the villa! The outside kitchen is super, as is the swimming pool. A minor point is the coffee machine. Too small for 8 persons! Positive was that the beds upon arrival were all ready for use. We found the towels on our beds! You mention on your website that Alessia doesn’t speak English, but her knowledge about the English language wasn’t that bad!

This weekend we returned from our holiday and it was just fabulous! What a lovely house, it was more then we expected. We appreciated the change of linen after one week and the fact that we did not need to throw away our rubbish. We just separated it all, and the owners took care of the rest. Alessia is very friendly and did her best to limit the difficulties with the language when we had any questions. Our for children (10, 9, 5 and 1 yrs old) also had a good time, a beautiful flat gardenand to their suprise a small soccer field with two goals ! They intensively used this ! The surroundings are gorgeous, lovely italian villages and what we appreciated a lot was the pizzeria at such a close distance right opposite of the entrance to the house ! We ate very well here for very acceptable prices.
In short, a holiday to remember!

Just thought I would complete the "loop" as they say. Our party of seven returned safely to UK from a fortnight in Umbria last Saturday. I GEMELLI was everything you promised. We shall hold your details though I must admit another trip in the short term is not likely, the world is so big!
Your service was excellent and I have no issue in recommending to friends etc.
We decided not to use your offer of tour guides in Perugia and Assisi, our party had three youngsters and given the 35'C+ days I think we would not have done it justice. We visited both places and also Todi, Orvieto, Montefalco and Spoleto. All within 60 mins drive of Castelvecchio.
Alessia was charming though despite efforts we could not get the satellite TV service to work fully but we did not go away to watch TV so it was a minor inconvenience. Well maintained place with everything else working, loads of plates, cups and utensils. The house does get hot in high summer, we were unable to reduce the temperature below 31'c by late afternoon (the long axis of the house points at the falling sun and the windows have no shutters and do not open) but we got by. Parties who suffer more might find this a bit awkward. It is a high class wonderfully rural location with a fantastic view of Todi 10km away.
It would be nice if every holiday was so good. Until the next time our best regards.
Thank you for a great site so we could find a great house in Umbria, and also find much useful information. Our feedback for I Gemelli are only positive. The house is lovely situated almost in the middle of Umbria. Just 2 hours drive from Rome airport, and most of the Umbrian sightseeing are within one hour drive. Car is mandatory. The property is over 200m away from other buildings, so it is very private.The house was large, no problem being 8 persons. The basement had a nice cool temperature, even if it was very hot outside. The living room/kitchen was large. Nice to have a bathroom for each bedroom. The owners who lives on the property was very friendly and discreet. The outdoor area was also very large, our two kids running around playing football or finding geckos. The swimming pool was great. The children used the roman steps since the pool is to deep for small children. The swimming pool is fenced, small children can’t enter on their own.
There is a local restaurant only 200m away that is recommended for evening dinner. Very friendly staff and good Italian food. Good Supermarket located in Bastardo, only 15min drive.
We had an excellent stay and would book again.

We really do not have any remarks about our stay. The villa has all facilities and furnishings one would expect. The owner Alessia is very friendly. Optimal privacy, excellent outside kitchen. We can not think of anything negative. Beautifully situated, very quiet. In short recommended! They thought of everything to make the holiday of their guests care free!

We have had a formidable holiday, the villa is absolutely worth it: spacious, clean, well maintained, we can not think of anything negative. We even had pool towels!
Maybe because the owner was not there the day we arrived, we did not get a good explanation of how things worked in the kitchen, like the espresso machine. The satellite Tv stopped working after one day, however this was not a problem, we were on holiday after all.
We were at first a bit startled seeing people on the property every day, maintaining the pool and garden, while you expect to be alone there. However, they did not cause any problems, so in the end it was a big plus.
So far our remarks. We do want to thank you for your help in our fantastic holiday!!!!!!

we have enjoyed our stay in I Gemelli (we were 8 in total). The location … beautifully situated with nive view over the hills and Todi. Spacious house and garden. Beautiful wide windows in the house, with view over the pool and garden. Comfortable bedrooms and bathrooms. Big living room (where we did not spend any time at all) and spacious kitchen with all one could need.
Clean and big garden with swimming pool and … fabulous outside kitchen. Good sun beds, umbrellas etc. Just a lovely place to be, comfortable. Pizza-oven and fire place in the outside kitchen are nice extras and we used them often. The children enjoyed the other parts of the garden as well, where they searched for lizzards … a lovely experience. Really a wonderful place for a holiday, not far from Todi and other interesting cities (Perugia and Assisi) easy to drive to.
The owners live next door to I Gemelli. They are very helpful and friendly and respect the privacy totally (we hardly saw or heard them). You can feel they really want your holiday to be the best. We can and will recommend I Gemelli to others!

Give our compliments to the owner. She asked us every time we met whether all was fine and whether we were having a good time, this all in het English, was very nice. Only positive, we can totally recommend this villa to everybody. We would give 9 points out of 10 to the villa and its owners.
We might have a few things that could improve in our view:
In the bathrooms a shalf where to put things on would be very handy.
A coffee maker (the Dutch kind) would be nice because we drink coffee differently from the Italians.
The lights in the lighting above the table could be stronger, when playing games there is a bit low light.

I apologize it took me so long to answer to you.
We spent a great holiday in Umbria. I Gemelli was even better than it looked like in pictures. Both the villa itself and the pool area were great. Our kids spent most of the time playing and swimming in the pool when we were at "home".
Alessia was very nice and helpful. Our kids played together with their twins and grandparents. And although owners were so near they respected our privacy. It was good to know that if we have a problem they are so near to help us.
Location of the villa was good. We made short trips to the area and visited Perugia and Lake Bolsena. The other family spent a day by the sea in Civitanova and liked it a lot.
If there is something that could have been better they are the kitchen knives. They should have been sharper. And in the ground floor there were quite many and quite big spiders but that is kind of normal, I guess.
To summarize it everything was just great: our villa, the area, the owners, food and everything.
I will recommend you and I Gemelli to the ones who are planning a holiday in Italy.

The downpayment is 30% of the rental sum. Final payment is in cash. The security deposit is 100 euro, to be paid upon arrival.
In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.
Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
