Il Rospo holiday home in the North of Umbria is one of these houses that has this good feeling of love at first sight. An old farmhouse lovingly restored in a beautiful setting overlooking the rolling green hills all around. The place to be for a relaxing holiday in Umbria.

Arriving at Il Rospo holiday home, one is overwhelmed by the views and the space around. The pool with behind it the old farmhouse is very inviting. The house is about 1.5 kms from the small hamlet of Badia di Petroia which is along the provincial road connecting Città di Castello in Umbria with Castiglion Fiorentino in Tuscany, respectively 15 and 20 kms away.

Il Rospo can host 5 to 7 guests. There are 3 bedrooms, 2 bathrooms, a living room with open fire place and an open plan kitchen. All restored leaving the old wooden beams and stone walls in tact.

The pool is 12 by 6 mtrs and from 1.40 to 2.40 mtrs deep. There are roman steps to one side leading into the water. From here one enjoys full privacy and excellent views around.

One enters the house via the external stone staircase leading into the living room with an open fire place, a sofa, two chairs and a television that has only Italian channels. There is a DVD player. An open plan kitchen is to the right of this area. Here is a long dining table and plenty of space to prepare lunch or dinner. The kitchen has a gas stove, an electrical oven, a dishwasher, a small fridge. There is an extra refrigerator downstairs in a separate room. This is a large fridge with freezer.

From the living room an antique wooden staircase is leading up to the top floor. These stairs are the original stairs and are very steep and uneven. Upstairs there is a bathroom with shower, a bedroom with two single beds and the master bedroom with a double bed, a single bed and a cot.

The third bedroom of Il Rospo holiday home is downstairs with its own separate entrance from the garden. A very low door gives way to a few steps into this double room. It also has an extra half floor with a double mattress which could be a fun place to sleep for children that are a bit older. There is a small bathroom with a small shower in the room.

There is a separate space underneath the outside staircase where the washing machine is.

These prices are in euros per week and all inclusive apart from the final cleaning (see price table) and heating in the colder months (euro 5 per hour). Towels and bedlinen is present.

Dogs are welcome after explicit consent of the owner (euro 50 extra).

The pool opens mid May and closes by the end of September.

Change over in high season is always on Saturday. In other seasons this can be flexible, after agreement of the owners. Minimum stay is 4 nights.

Dear Saskia,

We had a wonderful two weeks at Il Rospo - so much so that is was a real wrench for each of us to leave. The position was breathtaking, with magnificent views over the valley all around us and its situation was ideal for visiting so many of our favorite places in Umbria, and across into Tuscany. The grounds were lovely, with lots of different areas to sit, read, relax and enjoy the surrounding scenery. Needless to say, the pool was a special draw, and we spent many enjoyable hours there. The house was great, once you got used to the staircase, and well appointed, and was comfortable, even with five adults. We certainly hope to be back soon...

Dear Saskia,

We had a wonderful stay at Il Rospo. The setting and house were gorgeous - even better than the photos show. Tulia and Giancarlo were excellent hosts - waiting for us on arrival and seeing us off when we departed. Tulia also baked a delicious cake which our group, spanning three generations, polished off over the few days we were there.

The setting was beautiful at the top of the hill overlooking 270 degrees of the surrounding valleys, but the drive up was very straightforward. We took a couple of walks in the neighbourhood which were great and would have done more if we had stayed longer. 

The location was excellent: we had day trips to Assisi, Spello, Cortona, Lake Trasimeno. We were planning to go to Perugia and Gubbia too but instead had a full day at the house because it was so great and we wanted to spend more time lounging around the pool in the hot weather.

The house itself was very well equipped and attractively laid out. Our young children (9 and 7) loved exploring the rooms and the surrounding garden. All the appliances etc worked perfectly and we enjoyed catering for ourselves in the evenings and eating outside by the pool.

Overall this was an excellent experience. The house was outstandingly good value too. We very much hope to stay again at some point in the future. Please pass on our best regards to Tulia and Giancarlo.

Hi Saskia and Sylvia,

Thank you so much for recommending Il Rospo, it was perfect. Wonderfully secluded, with amazing views, and the house itself was lovely, beautifully clean, tidy, well equipped and looked after.

We enjoyed the big ground floor space which allowed us to chat while cooking together in the evenings. And we enjoyed figs and herbs from the garden, and meeting frogs, geckos, and a wide range of birds. We found some porcine quills while out walking on the hill above the house.

The pool was beautiful. We enjoyed looking at the hills and once a double rainbow. It was an easy drive to and from Perugia, and we went on memorable day trips to Assisi, Montefalco and Gubbio.

Thanks again for finding us just the right villa. We hope to return.

The downpayment is 30% of the rental sum upon booking. The balance has to be paid upon arrival together with the final cleaning.
There is no security deposit.

In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.

Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
