Il Camino

Il Camino is an old farmhouse in Umbria, between Lake Trasimeno and Umbertide. Nowadays it is a holiday rental ideal for larger groups with excellent views over the valley and a large private pool. In spring and summer there is a special price for smaller groups.

Nicely nestled in the hills above Lisciano Niccone, the farmhouse is in a quiet spot, yet not far from shops and restaurants. Originally it had 3 apartments. Now these are connected via an internal staircase. An ideal home especially for families with children traveling together, sleeping up to 14 guests (6 bedrooms, 3 bathrooms). There is a big pool with nice sun terrace overlooking the hills.

The pool (7 by 14 meters and between 1.20 and 1.40 m deep) is well situated, just below the farm with a long stone staircase leading to it. There is pool furniture around it on the spacious terrace. The garden furthermore has a table tennis table and a large gazebo in front of the house, making it really ideal for outside dining or relaxing with a book in the shade. The garden has a well kept lawn and one can park the cars in a covered car park.

On the grounds another little house was built (the custodians house). This always remains closed (the owners keep sheets and other items in here). The closest villages are Lisciano Niccone (1.5 km) and Mercatale di Cortona (attached to Lisciano Niccone) where you can find several shops and restaurants.

The farmhouse has been completely restored and refurbished in 1991 and it has been constantly upgraded since then. The owners have kept all restoration works as closely as possible to Umbrian architectural traditions, meaning they have used real wooden beams and terracotta tiles. The ground floor used to be the stables, as was the case in all ancient Umbrian farms. The top floor used to be the living area of the farming family.

The farm now has an apartment on the ground floor and two apartments on the first floor. The three apartments are all united internally via a staircase leading up from the dining area downstairs, but the rooms upstairs also have direct access to the garden. The farm is built against a hill, making the first floor also ''ground floor'', with nice terraces around to sit outside and enjoy the Umbrian countryside.

Each apartment has two bedrooms and a bathroom with shower. The top floor also has a living area with an extra very small kitchen. The ground floor apartment as well as one of the first floor apartments has a double and a triple bedroom. The other first floor apartment has a double and a twin bedroom.

The ground floor apartment has a separate kitchen with dishwasher, big fridge / freezer, 5 pit cooking top, oven and large pots and pans so one can cook for a bigger group. There is a separate dining area and a small studio with extra service toilet. There is a big barbecue on the left side of the ground floor terrace.

Each bathroom has a hairdryer. There is Wifi internet and there is a washing machine. The house does not have a living room with sofa's, nor is there a television.

Prices are in Euro per week and include cleaning, clean linen and towels. The costs of heating in winter are not included. Usage of electricity and water is included. Guests bring their own towels for the pool.

Pets are welcome after agreeing with the owners. You do pay 25 euro extra.

In the medium season the price for max. 6 guests is eur 1000 per week. This offer is NOT valid in high season and if more then 6 guests show up, the full amount will have to be paid.

In high season change-over day is always on Saturday. Out of high season and upon specific request arrival and departure day can be different.

Dear Saskia and Sylvia,

Early August 2016 we were with 3 families in villa il Camino.

We have had a wonderful week at il Camino. The house was well furnished and equipped. The owner Matteo Baffi is a nice man who speaks decent English. During the week he passed by to bring some wood for the pizza oven and vegetables from the vegetable garden.

The swimming pool is wonderful, with a nice garden and pizza oven, table tennis and a few terraces.

There's enough to do. Places to visit are plenty, but this location is also ideal for (fanatic) bikers like us.

In short, it was a week of Umbria at his best.

Dear Saskia and Sylvia,

Our holiday is already behind us. We often think about our stay at Il Camino. As you know the weather was not that good as one may expect in Umbria in the summer. Especially the first week the temperatures decreased and it rained a lot. But despite the bad weather we enjoyed visiting places like Orvieto, Gubbio, Assisi, Castiglione del Lago, Cortona, Perugia Jazz and Lago Trasimeno. During the second week the weather was much better. We were glad we could enjoy the house and the swimming pool. The position of the villa is fabulous. The views are gorgeous. The swimming pool is beautiful and exceeded our expectations. One of the highlights during our stay was eating outside. The views were really outstanding and we will never forget that. We enjoyed the barbecue and the traditional wood fired pizza oven. Using the oven was an adventure, the homemade pizzas tasted delicious! The house is well maintained. The owners are friendly and helpful. The TV didn’t work, they promised to solve the problem, but unfortunately it didn’t work out. That was a pity. But on the other hand after having asked to fix the mountain bikes, in no time they were there! I wanted to thank you for taking care of everything. We all thoroughly enjoyed our holiday home with pool. This was our second time in Umbria, and we will surely come back!

We are already back in Holland. We’ve had a beautiful week at Il Camino. It is a lovely house in a beautiful, peaceful location. Especially the swimming pool was our favorite! The owner was kind and helpful. In and around the house we saw some spiders, scorpions, flying ants, flies and bats. But this was not the problem of the house, this is nature.

We again had a wonderful holiday, good house, good kitchen, wonderful covered terrace with barbecue next to it. Long stairs leading to an excellent pool. It was perfect for three families with in total 8 children between 2 and 11.

Hello,

our stay in Il Camino was very pleasant. The domain is big, beautiful and with nice views from the terrace. The vegetable garden with salad and all kinds of other vegetables is nice and handy. Only small issue which we already did point out to the owner, are the showers on the first floor. The shower curtains are too short making the showers difficult to use. The swimming pool on the other hand is fantastic… we can recommend it.

The down payment is 18% of the rental sum. The balance has to be paid one month before arrival. 

The security deposit is 400 euro to be paid in cash upon arrival.

In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.

Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
