This cosy holiday villa with three bedrooms and three bathrooms is on top of a hill with views on Todi in Umbria Italy. The views are amazing and the area is very peaceful. The location in between Todi and Orvieto makes it a good starting point to explore the South of Umbria.

The Casa Acqualoreto is a small farmhouse for holidays with some chickens walking around freely. The holiday villa has a lovely portico from where you have incredible views. There is a large outside table with comfortable chairs, making it the perfect spot for an al fresco dinner with home made pizza from the woodfired oven or some local meat prepared on the barbecue.
In 2016 a new pool has been built which measures 4m by 8m and is 1.20m deep. There is a table tennis table in the garden and wifi in the house.
The friendly owners can prepare a meal if you like. Tiziana is an excellent cook.

You enter the holiday villa in the dining and sitting area which is as wide as the house, with big windows. There is a small kitchen (the main kitchen is on the first floor). The sitting area has two comfortable sofas and a flatscreen TV.
The open stairs go up to the first floor. On top of the stairs is a door which may be handy for the safety of small children. There are three bedrooms, each with their own bathroom with shower and each with a double bed.
Each bedroom has air-conditioning and fly screens.
Also upstairs you will find another kitchen with dishwasher, two fridges (one very big with freezer op top), a 5 pit gas cooker, microwave and a big oven.
Downstairs is an extra bedroom with a double bed and a bathroom with shower, but without air conditioning. This usually cannot be accessed except when the group is larger then 6 guests. One pays extra for the use of this room and bathroom.
There is a washing machine in a separate room with entry from the garden. There is wifi.
The owner also manages the Vista su Todi which is just little bit higher up the hill, a comfortable private villa with large pool.

The prices are in euro's per week for max. 6 guests. Bed linen and towels for in the house (bathroom and kitchen) are provided. Guests bring their own pool towels. Final cleaning is extra (see the price table), as well as the use of the central heating in colder periods.
Pets are welcome. One pays 50 euro extra when bringing a pet.
The extra double room and bathroom downstairs can be rented in all seasons for euro 150 per week extra, to be paid in cash.
In July and August the rental period is always from Saturday to Saturday. In other periods departure and arrival dates are flexible.

Firs of all, I have to say that I almost don't want to tell you how good Casa Acqualoreto is, because I want to able to get a booking there again! But I have to share our amazing experience. The house is large, clean, comfortable, the beds comfortable and the kitchen is a cook's dream. Each room has its own bathroom with a little basket of toiletries, tissues etc. There is a gorgeous herb garden, fresh eggs from the chickens and we even found some late season figs on the trees. The new pool is gorgeous and the pool area is comfortable. Acqualoreto itself is a beautiful little village with a great osteria where we ate local food. However, the very best thing about Casa Acqualoreto is the owners Tiziana and Roberto. They were so friendly, helpful and kind to us. Tiziana cooked us an incredible lunch in the pizza oven, organized bookings for us at the local osteria and gifted us a cake and bottle of bubbles for my 9 year old's birthday party at the restaurant. Every day, either she or Roberto would maintain the property discreetly, collect the eggs for our breakfast, and answer any of our questions. These people are very friendly and when we left I almost cried because I didn't want to leave them, or the house! It truly felt like a home away from home and I can't wait to get back there one day (soon I hope!).

we enjoyed our stay at Casa Acqualoreto. The location is wonderful with lots of privacy and a big garden around the house. The new swimming pool is beautiful and from there one can admire the amazing views on Todi. The interior of the house is spacious and well furnished. Upstairs are three bedrooms with three bathrooms which make it comfortable to rent the house with more couples. Tiziana and Roberto are lovely hosts and do everything to make you feel welcome. They pass by often in the morning and in the evening to take care of the animals. You may want to agree upon these time with them.
A real lovely accommodation and really recommended for those who love peace and the Italian way of life.

we had a great time in Umbria and having Acqualoreto as our home for two weeks was ideal. The location was perfect, the views outstanding and the facilities were above expectations. Whilst shade of the gazebo with those amazing views was fantastic. Having the owners nearby in the village also provide beneficial as they provided support and guidance on local matters and the use of the house when required, a perfect balance for us. They are an amazing couple. We would definitely recommend this property to anyone looking for a true Umbrian experience and we shall return ourselves.

We had our daughter and son-in-law and our 3 year-old granddaughter with us. We arrived late on the Saturday evening due to a problem with our hire car. Tiziana waited for us and had a meal prepared. The accommodation is of a high standard and well-equipped including a good kitchen and good pool equipment, garden seating etc. The bedrooms and bathrooms were well equipped, very clean and spacious. The garden was beautiful and the views from the property were fantastic. Tiziana was most attentive and did everything she could to make our stay a success, including baking pizzas for us for a family pizza party to which neighbors were invited (by us). She could not have been kinder or more helpful, including making sure we had a Sky card to watch the tennis from Wimbledon. We have no complaints at all and hope to return to the property one day again.

Our stay at Casa Acqualoreto was wonderful! We stayed at the house for three weeks, and the lovely owner, Tiziana, took incredible care of us! The house and grounds are exactly what we imagined and hoped for! The house was spacious, 3 bedroomed, extremely clean and well kept, and cool. My two kids each had their own room and attached bathroom, and in every bedroom there is air-conditioning. The queen/king sized beds are comfortable, and every door has a protective mosquito/bug net, as well as shades that one can close if you like. Tiziana takes care of every detail of the house. Every bathroom has a blow dryer, samples of shampoo and soap, and on Fridays when she cleans the house she replaces not only the bathroom towels, but pool towels as well. There are extra towels in the house one can always take also. For one’s entertainment needs, the house also has everything: wifi, tv, dvd, cd. Never on any trip have I cooked as much as I have here. The kitchen in this house is incredible! It has everything one could need, dishwasher, very large fridge, microwave, and a great oven. It was spotless, just like the rest of the house, and we used the dishes and silverware provided. It was just such a pleasure to cook there because everything was so clean and well kept, just like at home. There was no hassle, it was almost better than our own kitchen! If you don’t want to cook however, there are so many great places to eat! Firstly, outside is a barbecue and pizza oven (Tiziana even provided us with a bag of coal when we arrived.) She is an incredible cook, and we highly recommend you ask her to cook dinner for you/your family for an evening. We had a pizza evening and a “grilled meat” evening, and both were spectacular! She makes everything herself in her small extra kitchen downstairs, and everything is delicious! Ask her for anything you’d like, from chicken to steak to even pigeon or rabbit. You will eat for at least two days when she cooks for you, because it’s all too much for one dinner. If you fancy eating out, the nearby town Acqualoreto, which is within 5-10 minute walking distance, has a restaurant, and if you let them know that you are staying at Tiziana’s house, you get a discount. Otherwise, in nearby towns there are smaller cafés one can enjoy a coffee, and in the larger town of Todi, which is about a 20 minute drive, there are also plenty of restaurants. If you need to buy groceries there are smaller grocers in the nearby towns, just ask Tiziana and she’ll tell you! The grounds around the house are beautiful! The whole house is basically surrounded by a self-supplying and working farm, complete with chickens, goats, rabbits, pigeons, a vegetable patch, and even a cow (“Carolina”). In the mornings Tiziana would leave us fresh eggs or salad (which were both delicious). The house has a large porch with plenty of seating, and the pool area also has a large table to sit and plenty of lounge/pool chairs. The pool itself is very nice, not large enough to swim laps in, but refreshing when the sun is very hot. The pool and the area around it are very clean, fenced off (useful if you have small children) and there is also a shower and gazebo, if you prefer the shade. Surrounding the house are orchards of fruit and olive trees as well as the large field where Carolina lounges during the day. It is so quiet during the day, there are no disturbances or noisy neighbours, and it’s incredible. Tiziana comes to the house in the morning and evening, and also has three adorable dogs, Tina, Leia, and Willy. These dogs are very friendly, loving, and protective, and do not bother at all. We loved them! All in all, a beautiful vacation home with lovely garden and nature around! You are all alone on a beautiful hill overlooking the small neighbouring village of Acqualoreto, as well as the town of Todi! The amenities of the house are fantastic, and Tiziana sees to every little detail. She is such a lovely, hardworking woman! We will be returning next year for sure, perhaps even in the wintertime. Make sure to book early though, because the summers are usually fully booked, and for good reason!

price/quality fine. Position maybe a little bit isolated from the sightseeings, but nonetheless the views are stunning and the position is tranquil. What we will remind for always (and especially my 4 year old son) are the nice and warm meetings with Tiziana. The morning and afternoon ritual together with the three dogs feeding the animals on the premisses. Our son loved helping Tiziana and talking with her. Even if he doesn’t speak Italian and Tiziana neither Dutch they’ve spent some time together and they got friends! Also when Tiziana prepared grilled chicken for us. These were treasured moments. The villa itself is well maintained, spacious, comfortable and perfectly designed for three couples or for two couples with three children. One small point (maybe not even worth mentioning it) is the safety for the children around the pool. Sure, this is also the responsibility of the parents. We knew that the pool was not too big, but that you could only enter from one side, no. The small ladder in the pool is a bit shaky. General impression: a perfect villa for those who want a family-friendly villa in a tranquil environment. We find it a pity that Umbria is a little bit to far for us for spending there a weekend, otherwise we would have booked Casa Acqualoreto again this year.

Just a note to let you know how very much we enjoyed our week long stay at Il Capricorno in Aqualoreto,Italy. It was wonderful in every way. The house itself was large and comfortable - 3 bedrooms 3 bathrooms, wonderful kitchen with everything you could possibly need. Tiziana (the owner) came over every morning with her three dogs, Tina, Lea and Willy to start the wood furnace to heat the whole house. As it was October the weather was cooler and the house was very cosy. We were up on a hill top and it was only a 15 minulte drive to the main highway where we toured the many "hill top" villages in the area each day and then back home to our wonderful casa, Tiziana and three very welcoming dogs. The pool area was very nice but as we were so late in the season were not able to enjoy it. The day before we left Tizian fired up her outdoor wood burning pizza oven and made us a delicious lunch of foccacia breads and pizza. Probably the tastiest meal we had in Italy. We had a I pad and were able to translate english into italian so were able to communicate with Tiziana if we had any questions for her. She was such a lovely and helpful person, we enjoyed her immensely. My husband, daughter and myself all agreed that our week at Il Capricorno was the highlight of our trip to Italy.
We give it a 5 out of 5. Thanks to you both for the very efficient way the rental was handled, it all went so smoothly. We would go back in a heartbeat.

We had an amazing time at Casa Acqualoreto. The house itself is clean, very comfortable, and has all the amenities of home (well equipped kitchen, TV, DVD, CD and WiFi). The property is well maintained and the view was fantastic. Tiziana is a wonderful, warm-hearted person and very helpful. She shared fresh eggs, olive oil, and other produce from the farm. She couldn’t do enough for us and answered all our questions. Casa Acqualoreto is the perfect place to stay while visiting the hill towns of Umbria. During our one week stay, we drove to Todi, Orvieto, Civitella di Bagnoreggio, Assisi, and even Montepulciano (in Tuscany). We would definitely recommend Casa Acqualoreto to anyone wishing to spend time in Umbria. We wished we could have stayed another week!

It is hard to know where to begin with the superlatives in describing our stay at Casa Acqualoreto. The house itself is charming, comfortable, spacious and upretentious. As for the grounds, they are extensive, beautifully tended, with masses of stunning scented rose bushes in bloom during our stay (not to mention the goats, hens and rabbits) and the most amazing views stretching to the distant hills. An oasis for birds and butterflies. Last but not least, the owner/hostess has great genuine warmth and charm, always smiling and ready to give advice and tips on the less obvious but nonetheless fabulous places to eat and visit, and herself cooked the most fantastic pizzas in the outdoor wood-fired oven on our last evening. All in all, a gem. I am sure we will go back and would encourage anyone to use this wonderful retreat as a base for their trip to Umbria.

We had a wonderful time at Casa Acqualoreto. The house is spacious, comfortable and homely. We felt at home straight away. A peaceful feeling! The surroundings are just beautiful, the nearby towns are quaint and the towns folk friendly. Tiziana gave us a friendly and warm welcome. She kindly drove some of us to one of the famous local sights, la Citta Che Muore and the cheese factory. The experience we enjoyed the most was the amazing dinner Tiziana cooked for us. We will never forget it. It was deliciously cooked with local products and all home made, even the tagliatelle! We had a real feast. I was the only one who spoke Italian and loved chatting with Tiziana about everything. We got on very well and I felt very sad to say good bye to her at the end of our stay. We struck a good friendship! I hope to return one day to relive the experience. A memorable holiday. I would definitely recommend Casa Acqualoreto to anyone who is planning a holiday in Italy.

My stay at Casa Acqualoreto was the highlight of my 5 week trip to Europe (Greece, Malta, Slovenia & Italy). This is my 10th trip to Italy and I have travelled all over that country but this tops my list of experiences and places to stay.
Where to start? The house is atmospheric and comfortable, the position and views are fabulous, Tiziana is a lovely warm hearted person and my new best friends Tina and Leah (il cane) are absolutely adorable. There is plenty of land around so you have privacy but you are not very far at all from the village and the nearest neighbours. There is of course the pool and table tennis facilities, sun chairs at the front and back, plus a bbq and pizza oven outside. It is a real small holding working farm with goats (behind a fence but adorable to look at), chickens, Tiziana's vegetable patch and of course the olive grove.
It was truly like a home away from home except with better views. Tiziana has all the facilities that you would need inside the home including TV, DVD, CD and WiFi. I have done nothing but rave about this little slice of Umbrian heaven since I got back to Australia, both to people verbally and on my Facebook. I would absolutely and unreservedly recommend Casa Acqualoreto to anyone wanting to spend time in Umbria and I will definitely be seeing Tiziana again as I want to stay there again the next time that I am in Italy.

We have had a wonderful week in Casa Acqualoreto. Tiziana was very friendly for us and she prepared a meal on our first night. She refused payment for this, but we paid he anyway upon leaving. The house was excellent and with a good kitchen. Nice pool, not very big but big enough for us to cool down in. We used the pizza oven and thanks to the right kind of flour Tiziana brought us, the pizzas came out well. The area is beautiful.

Casa Aqualoreto is a very comfortable and well equipped Villa. The location was beautiful with fantastic views and a very large plot making it very private and quiet. All the bedrooms are a really good size and each one having an en-suite shower room is a real luxury. All also have air conditioning, but we never needed to use it, even in August, the house seems to stay quite cool if you use the shutters.
Well equipped kitchen upstairs, with the adjacent breakfast / dining room providing views towards Todi. What really benefits the holiday maker is the fact that there are fly-screens fitted to all the windows! Means you can sleep with the windows open without being bitten to death.
The pool area is fenced and way from the house, useful if you have small children. Nice pool - not huge but perfectly adequate to cool off - with plenty of shade from a large gazebo. The table tennis table is great for working up a sweat just before a dip.
It's quite a haul up the road to the villa so we didn't venture far once we were there, just one trip to Assisi and a couple of visits to Todi. That worked fine for us as we'd just spent a week doing Rome, Siena and Florence so were happy to chill for a week. If you are into walking then you won't need to drive anywhere.
The owner, Tiziana, was great. She speaks very little English but it's fun trying to communicate. She is on-site once a day so you can ask questions and invariably has a 'gift' for you - bread, eggs from the chickens in the garden, veg from the plot, figs - it goes on. She is very friendly and welcoming.
Some very minor details took some getting used to like washing up without a plug in the sink, or boiling water and using a metal jug for tea, but none of that is a problem.
All in all a great villa with plenty of space, peace and quiet.

- and very important all was clean and everywhere there were fly screens fitted;

In short, we really liked it a lot. We would like to repeat this holiday.

We have had a fantastic week in Casa Acqualoreto. The house is very comfortable and the huge garden is well maintained and well designed with even at the end of summer still flowers. From the terrace the view over the hills and Todi are beautiful. The owner passed by every morning to take care of the garden, a few checken and some goats, but she respected our privacy fully. Once in a while she even left a basket with fresh eggs and vegetables for us.
The house is excellent as a base to explore Umbria, because you are fairly easily and fast on the main roads. The restaurant in the village is a 15 minute walk and we loved it. There is no menu so you eat what they have prepared for the day, which is excellent. You do have to make a reservation.
The downpayment is 30% of the rental sum. The remainder has to be paid one month before arrival. The security deposit is 300 euro.
In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.
Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
