These two private holiday rentals share a fenced pool and a wonderful view over wooded green hills. They are situated on the Tuscany-Umbria border, not far from Lake Trasimeno.

The holiday rentals have views on an old tower and down the Niccone valley and they are 3 km from Lisciano Niccone and Mercatale. Cortona is a 30 minutes drive and Castel Rigone is 15 minutes drive. The holiday rentals sleeps max 8 people in San Martino and max 4 in Martinino. San Martino has 3 double bedrooms and two single bedrooms sharing three bathrooms. Martinino has two bedrooms sharing one bathroom, all on the ground floor. These are ideal family rentals, with fenced swimming pool. Domestic animals are welcome. 

The Umbria-Tuscany border holiday rentals are surrounded by a well kept flat garden, fenced pool, nice barbecue areas and shady sitting areas. From everywhere you can enjoy the quietness, the clean air and the beautiful views.

The fenced swimming pool is 13 by 6 meters and has roman stairs on one end. It is 1.20 meters deep on one end and 1.40 meters on the other. The pool terrace has recliners and umbrellas. Each house has its own entrance to the pool area. Very nice views down the valley and all day in the sun.

The owner's family live in the village of Lisciano Niccone. They come by to water the plants and clean the pool.

Private holiday rental on the Tuscany-Umbria border in Italy

San Martino:
The ground floor has a nice terrace in front of the house, looking down at the swimming pool (fenced, so ideal for young children) and the beautiful green valley below. One enters in the kitchen with fridge, freezer, 4 pit cooker, dishwasher and oven. The double bedroom is separated from the small single bedroom by the bathroom with shower. This ground floor apartment is suitable for wheelchair users.

At the side of the house an external staircase leads up to the first floor that houses the second apartment. This apartment can be split in two as well. The whole front of the first floor has a panoramic terrace. So from the kitchen you can enter the terrace and also from one of the bedrooms. There are 3 bedrooms (two double and one single) and two bathrooms upstairs. The kitchen has a fridge, freezer, 4 pit cooker and oven.

There is a washing machine at the back of the house that can also be used by the guests of Martinino. The car can be parked near the house. 


The holiday cottage Martinino has three big doors to the outside terraces with nice view all around. The garden is flat lawn surrounded by a low hedge. Guests enjoy full privacy around the house.

The living room has a kitchen corner with 4 pit gas cooker, fridge and dishwasher. The bathroom has a shower. The two bedrooms are one double and one twin.
There is a barbecue. The car can be parked near the house.

Hi Saskia and Sylvia,

Yes we had a lovely time in San Martino.The house and pool and surroundings were perfect for our family. When we arrived we were suffering from shock as all of our money passports etc was robbed from us at the car hire desk in Ciampino Airport. Romina was so sympathetic and nice to us and she made us feel very comfortable. The family at bar Mafalda were extremely nice to us and they came regularly to clean the pool and check that everything was OK. One day one of the guys (cant remember his name ) arrived at the house with a large box of ice cream for the children which really went down a treat. The children were all delighted. The only negative experience we had was our visit to Mimis restaurant in Mercatale. One of our children was sick with a cold that evening so just 6 of us went. We had a very narrow choice of food and we believe that we were overcharged or ripped off.

The bill which was not itemized and was for a very limited meal came to €146. This was very disappointing but other than that we had a great holiday in San Martino and would highly recommend it to others.

Hi Saskia and Sylvia,  

We had a really lovely time on holiday thank you, and very much enjoyed meeting the Human family who I believe you know.   

The villa was very nice with beautiful grounds and a fantastic view but we were surprised that there was absolutely no washing up liquid or brush to clean plates with and no oven gloves as it was self catering.  We did contact the owner after a couple of days to let her know and she did quickly sort this out but it was a little annoying.  Also, there was hardly any toilet paper when we arrived. 

These are just tiny details in what was otherwise a really lovely place to stay, but it is worth passing on to the owners as the little things do make a difference.  

I have read on your site how helpful and welcoming other owners are. These owners were efficient but found it difficult to communicate and at first we didn’t think it was their place.  It may be worth having someone with them who can speak English if they have many English guests and make them feel more welcome on arrival.  We had a really lovely time and the place is beautiful, I am passing this on not because I want to be negative, but I think it could help the owners for the future.   

Dealing with villainumbria was excellent, I found your research and help prior to the trip second to none and I would definitely recommend your services and seek your advice again.

We had a wonderful holiday. The owner and hios family did the utmost to accomodate us: first groceries when we arrived, on Sunday they brought us some fresh pastries from their bar and some coffee and another drink. They also gave us the password to use the internet at their bar. 

We enjoyed a lot of privacy and wonderful views. We cannot think of any negative points.

Martinino: a nice little home with a lot of privacy, a large garden around, beautiful views and a large pool which we shared with the other two families in the larger house. It was all well kept and taken care of. There are plenty of sunbeds near the pool and also enough shade to read a book. Every morning around 6 am the owners came by to water the plants, the grass and to clean the pool. We also got some fresh pastries from their vìbar. We found it easy to visit the interesting towns in the area from here.

First of all thanks for all you help in booking and organizing. We are very pleased with the cottage we rented, Martinino. The owners tried hard to make us feel at home. We were the first ones in the season and the few things that were not working well, were immediately replaced (the decoder, which we needed to see football) and the toaster. In the bar we were offered some drinks for free to compensate for this. We were the only guests and had the pool to ourselves. Nice weather, beautiful surroundings. We could freely take from the vegetable garden, lovely salad. In short an excellent spot for the two of us or also a family with 2 children.

Dear Willemijn and Saskia,

We had a very positive experience at San Martino.  It was a lovely cottage,  in very good condition,  and well equipped including plenty of garden furniture.  It had a lovely position with a great view and was very quiet  (although it would not have been as peaceful if there had been a family renting the house next door with children using the pool).  We were lucky and there was no-one in the house next door so it was a perfect place for a quiet relaxing holiday.

The owners and family were very friendly and accommodating - they gave us complimentary drinks at the bar when we arrived and the father-in-law brought us some croissants etc. for breakfast one day.

There was plenty to do in the area, a highlight being a visit to Assisi, and the countryside is lovely.

The restaurants recommended by villainumbria were generally good although Il Galluzzo at Castel Rigone turned out to be closed and was also located down a very rough track which we would not want to traverse again in our car.

Dear Saskia and Willemijn,

we look back with great pleasure on our holiday in San Martino and Martinino.Despite the weather nog being exactly what we would have expected, the holiday was fantastic. Also all our compliments for your organisation. All wat totally well organised. Even when we had rain you organised some last minute activities for the children hoping their holiday would still be pleasant. And yes, your anti-rain dance did have its effect!

Both houses were very good. All was clean and the kitchen was very well equipped. The garden, the pool, the covered terrace, all were in optimal state. And then the owners, such sweet, friendly and kind people who did everything to make their guests stay pleasant. They even brought icecream and vegetables, fruit and croissant, … unbelievable that a thing like that does still exist. We have very fond memories of our stay in San Martino. We could not have wishes for a more beautiful position.

All you describe on the website was correct. Again thanks for your good organisation and who knows we will meet again in Italy.

The downpayment is 50% of the rental sum to be paid upon booking. The remainder will be paid one month before arrival.

The security deposit is Eur 250 for San Martino and Eur 150 for Martinino.

In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.

Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
