High above Umbertide, with beautiful views over the town and the typically Umbrian valleys and hills, you will find these two villas for rent. Each with private entrance and private garden, but sharing the pool.

The two holiday rentals are well equipped, spacious and furnished with eye to detail and using nice color schemes. One villa sleeps 6 guests, in 3 bedrooms. The other sleeps 9 in 5 bedrooms. The pool is 5 by 14 meters (depth from 1.40 to 2.00 meters) and is fenced.
There is wifi.
The nearest town is Umbertide which is almost literally down the hill and a 10 minutes drive. There are shops and restaurants and a nice market every Wednesday morning. Other distances: 50 minutes to the centre of Perugia or to Assisi, Città di Castello is 30 minutes. Rome is 2.5 hours and Florence is 2 hours driving.
Villa Casa Pietra
This farmhouse is totally rebuilt in the old style and made out of stone (hence 'casa pietra). The ground floor (45 m2) can be independent from the first floor but is always rented together, and consists of a kitchen with fireplace and a small sofa, 1 double bedroom, 1 shower-room also suitable for wheelchair users. There is a large portico with at the side a small toilet, built under the outside stairs.
The first floor (80 m2) has access from the covered external staircase from where one enters in the entrance hall. There is a spacious living area with double sofa bed, fireplace and well equipped kitchen area (diswasher, oven, 4 pit hob, fridge and freezer). The villa has 2 further bedrooms (double) sharing one bathroom. In total the villa is suitable for 6 + 2 children.
Villa Casa Rosa
This villa consists of two apartments.
One enters the ground floor apartment in the big kitchen with ample table, a sofa and the kitchen corner (with oven, 4 pit gas hob, dishwasher and lots of storing space and working space). Still on the ground floor are the two double bedrooms sharing one bathroom with bath and shower in the bath. This ground floor apartment is suitable for 4 guests.
The first floor has an outside stair case. One enters in the kitchen with sitting area. The kitchen is simple but well equipped with dishwasher, fridge, freezer, oven and 4 pit gas cooker. There are 3 bedrooms sharing a bathroom with shower. Two bedrooms are double and the third is single. This apartment is suitable for 5 guests. Private terrace is in the garden. The Casa Rosa villa is rented as one villa in high season and is suitable for 9 guests.
Each house has a washing machine and there are two barbecues available. The pool is fenced.

The price for Casa Rosa outside high season is for a maximum of 5 guests and one of the two apartments will be closed so guests have total privacy in the garden. In the medium season the whole house for 9 guests costs Eur 1050.
Prices are all inclusive, apart from heating in the colder months. Bed linen and towels are provided (no pool towels).
In high season change-over day is always on Saturday. Out of high season and upon specific request arrival and departure day can be different.

Overall the stay was a success, the place was situated with a view to die for, with our own pool and close to the city for shopping food and wine. The place had most things. It would be cool it there were a couple of child chairs.
The guy who was our liaison dit not speak one wordt of English, we managed anyway and he was the sweetest guy (but if that person did speak English it would have been better, also because than he or she could tell us about the area, where to go and what to do if we would have stayed there longer).
The price was fair, and is clearly something that makes us consider coming back, using Villa in Umbria again, no doubt.
You were great to help out when the coordinates was not precise, and we were lost. Thank you!
I do miss pictures on your webpage, because that place could sell a hell of a lot better if someone took the time to take 10-20 pictures of the place, this is a cheap investment that would make all of your houses more attractive.

Our stay at Casa Rosa was truly superb. No one else was there, we were in the top apartment, and had the place to ourselves. The pool was also ours to enjoy as and when we wished, without disturbance. The location was lovely and convenient for touring Umbria, which we did. It is about 6 km from the nearest shops but with planning this is not a problem. A couple of points for future visitors. Mr Pauselli, is a fine Italian gentleman, but doesn’t speak any English. We had one or two misunderstandings which were due to our poor Italian. We managed in the usual European way.
I’m convinced the gas hob leaks gas. We turned it off when not in use. I tried to point this out to Mr Pauselli when we left. There’s a problem in the top apartment west facing bedroom. The centre beam sheds dust which falls on the pillows of the bed. This clearly has been a problem before as it is wrapped in a dark polythene to presumably capture the dust. It needs sorting out correctly.
Apart from these two niggles it was a wonderful holiday. We would go again.

Again we found a good location via your website: Casa Rosa e Pietra.
Together with friends (8 people) we rented the Casa Rosa and in the other house were two other families. The fact that there was another house with geusts made it more noisy then what we were used to.
It is a beautiful location, spacious and a large pool that is fenced. To bad we were there in a period with a lot of wasps. The views are fantastic. The friendly italian owner really does not speak a word of English. On our last day he came by and gave us some good ice cream.
The rooms are spacious, clean, good shower. The kitchen upstairs is a bit scarse. What we really missed is a large table outside to dine with a larger group.
Though there is always shade around, maybe some extra umbrellas would anyhow be comfortable on hot summer days. All in all, we had a wonderful stay, good location and well kept. Again a holiday we enjoyed.

We had a wonderful time at the casa rosa in Umbertide! Casa Rosa is a wonderfully authentic home with a spacious kitchen downstairs (with dishwasher and washing machine), spacious bed rooms with good beds, good bathroom. We had everything we needed, electricity plugs are all fine, the pool is large and clean. The garden with the pergola is kept very well. The location on the hill is beautiful en with the extreme temperatures (38°C) the cool breeze on the hill was very welcome. We (adults and children alike) enjoyed making our own pizza’s in the pizza oven. What a wonderful surrounding with many sights to see and villages to visit.
The owners are very friendly that really care for their property. When asking, they were immediately there to help. On our first day they gave us icecream (8 differnts tastes). Everything was just lovely and we would like to come back. If I have to make a suggestion, I’d say that the outside garden table can be a bit bigger with more chairs. But this is nothing compared to all the good things we experienced.

we look back on a very fine holiday in which all went well. The house, garden and swimming pool are excellent and the views phenomenal. Because the house is on 500 meters above sea level, it is slightly cooler which is nice because the temperatures were extremely high. We also had a very nice experience with a swarm of bee-eaters (birds) passing the house every day. We can recommend this house. The owners are also very kind, they made a real Italian meal for us one night. We did not think cleaning the house every Saturday was necessary, it was a bit too much for us because the cleaners occupy the house for several hours.

we did indeed enjoy. The villa is absolutely worth recommending to others, very complete, we are therefore satisfied. The owner is a lovely person who likes to talk about Italy, both the culture and nature as well as politics. It was not easy to talk with him because we did not speak Italian, but somehow we did manage to understand each other. Strange but true.
A very small remark we would have: it would be nice to have some information in the house about shops and restaurants in the area. Maybe we should have asked the owner? Best wishes from a very satisfied family (we will spread the word).

in general we are very satisfied about the rental of the house. One very positive aspect was that the house was cleaned after one week and we received fresh towels and linen. This house (Casa Pietra) is very well described on your website. Very beautiful and tranquil position, nice and big swimming pool. Absolutely to be recommended!!!
One small issue that can be improved are the chairs around the pool, many were broken and need replacing.

We had a great holiday, the house really was beautiful and the owner very friendly. We brought our Italian handbook and with that and some sign language we managed well. Nothing bad to say but it seems that the route description isn't entirely correct. We came from the South (Rome) but if you come up the mountain the sign is on the left which in the darkness made for a bit of searching since in the description it said right.

Enjoyed a very nice holiday in Casa Rosa. We left Friday because of the bad weather and in order to have some more time for our drive back home. Because of this we didn't see Gabrielli anymore. A pity since we would again have liked to thank him for his hospitality and kindness. We also still have to settle the deposit. We assume it will be paid into our account. Reaction Villa in Umbria: In case you leave early you can let us know so the owner will come and hand your deposit back. Otherwise there is no problem and the owner will send it via the bank. However in case there is some damage this might cause problems.

Very content with our stay at the Casa Pietra - Umbertide. Extremely friendly owner, good service. Warmly recommended!
We rented the Casa Rosa in Umbertide for two weeks in July.
Negative: Arriving we notcied a few defects in the house which we presented to the owner. Dirty oven, door of the shower that functioned badly, very small fridge with the freezer compartment full of ice. The cupboards in the bedrooms weren't ready for new guests. One oif the pans had a lot of grease in it etc. As we were aware, the owner speaks only italian hence it was complicated to explain all this. The next morning the owner's wife came by and cleaned the oven, the broken shelf in the fridge was fixed with tape but the shower and other things were left untouched.
After the second night we realised that the wooden beams above the beds had woodworm in them. It meant we woke up with wood grit on our beds and in the evening we had to shake out the bed sheets before going to bed. We showed the owner but also this problem hasn't been resolved.
At the entrance gate there was a wasp nest and one of the children was stuck by a wasp on the second day. We removed it ourselves, since the owner doesn't seem to be very proactive.
For future guests: do close the entrance gates: on clear day the stereo of our neighbours was robbed from the house!
On the third day at around 3 in the night we had an unexpected visitor in the garden. It was the gardener! We were quite shocked by his appearance at that hour. Casa Rosa is on the first floor and the kitchen is somewhat scarse for 4/5 people. Luckily we only had good weather and were outside a lot. We did not understand why the ground floor isn't rented out.
Next to the house is a pergola where we ate, but it meant going up and down the stairs with everything. There wasn't a serving tray in the house. Our daughter one day slipped on the stairs and in hospital they had to give her two stitches to close it again.The pergola is positioned well with good views around, but the table and chairs are very uncomfortable. Also some deck chairs around the pool need to be replaced.
The bathroom is too small for 5 people. The fridge is too small for 5 people, The kitchen/living area is too small with only one small sofa.
Casa Rosa is very well situated with good views around and ample possibility to watch the stars during the night. The premises are very private.
The garden and pool are well taken care of. There is no airconditioning but closing the shutters ensures a fairly cool air in the house. The owners are very friendly. By the end of the firts week the owner came by to check whether all was ook and gave us a large box of gelato! The owners are very willing to help, but do not seem very capable in resolving problems. Or maybe we are too critical? I'd like to add that a holiday isn't only based on the accomodation one chooses. We had a wonderful stay and enjoyed Umbria a lot. We would like to return to the region.

We stayed at the Casa Rosa in Umbertide and had a superb holiday. It was better then we thought, the house was just fine. It had everything we needed and it was quietly situated.
The owner was a friendly man, kind to the children and pleanst to "talk" with. A good pool and nice garden with fantastic vies over Umbertide and surroundings.
In short, we already look forward to our next holiday! If you have a house of the same quality more south in Umbria, please let us know.

The downpayment is 30% of the rental sum. The balance is due one month before arrival. There is a security deposit to be paid upon arrival of 300 Euro.
In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.
Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
