The Bellavista farmhouse near Todi in Umbria has three apartments for holiday that are rented as one unit in July and August. The hilltop position guarantees excellent views over the countryside and always some cool breeze during hot summer evenings.

This recently renovated farmhouse with views one can really only dream of. The old farmhouse has 3 apartments for rent, sharing a nice pool. Two apartments have two and the third has one bedroom. During th ehigh season the three apartments are rented together as a private villa with 5 bedrooms.

The old farmhouse Bellavista sits on top of a hill. The name bellavista (beautiful views) does not promise anything too much. The views are incredible from here. You can see Todi below and many hills with a few small hamlets sparged around. Fields with grain and sunflowers are interchanged with olive groves and thick woods.

The swimming pool (5 by 10 and 1.30 meter deep) is in panoramic position and has recliners, umbrella's and a nice pergola for extra shade. The depth varies. There are outside lights around the pool.

The nearest big supermarket is in Ponterio, 8 km from the farmhouse circa. The centre of Todi is around 12 km and here are many good restaurants. Montecastello di Vibio is about 10 km from the farmhouse and Massa Martana is 15 km. Orvieto is an estimated 25 km, Perugia 45, Assisi 50 and Spoleto 70.

Apartment 1 (70 m2, sleeps 4):
Apartment on the ground floor with its entry through a large stone portico and a small garden. Living room with dining table, fireplace and sofa bed. Kitchen corner with big fridge, freezer, dishwasher, oven and 4 pit gas cooker. There is also a television. The apartment has 2 double rooms and one bathroom with shower. One bedroom has a door to the garden behind the farmhouse.

Apartment 2 (80 m2, sleeps 4+1):
Apartment on the first floor, with big private terrace under a few olive trees on the ground floor in front of the door. The living room has a dining table, fireplace and sofa bed. There is a spacious kitchen in the corner with big fridge, freezer, dishwasher, oven and 4 pit gas cooker. There is also a television. The apartment has 1 double room, a bedroom with a smaller bed (1.20m) and one bathroom with shower. This apartment can be united with apartment 3 to make one big apartment covering the whole first floor of the farmhouse.

Apartment 3 (50 m2, sleeps 2+2):
First floor apartment with outside stairs. On top of the outside stairs, on the pool side of the house, a small table with two chairs make outside dining in front of the kitchen possible. For more space one can also eat in the garden below. The apartment has a living room with kitchen corner with under the counter fridge with freezer compartment, dishwasher, oven and 4 pit gas cooker. There is a dining table, television and sofa. One bedroom has a double bed and a bunk bed. There is one bathroom with shower. This apartment can be united with apartment 2 to make one big apartment with 3 bedrooms covering the whole first floor of the farmhouse.

Prices are all inclusive. Bed linen and towels are provided. Not included is the use of heating. Guests bring their own pool towels.

In high season the apartments can only be rented together as a complete private villa. Rental period is from Saturday to Saturday and only upon request.

Outside of the high season the apartments can be rented separately and arrival and departure dates are flexible. Minimum stay in these periods is 4 nights.

The pool is open from the beginning of June until the end of September.

Pets are not welcome in the apartments (outside is not a problem).

Dear Saskia and Sylvia,

unfortunately we are back home in Holland, our holiday in Umbria has been wonderful (again). Hearing Radio Subasio feels like coming back home. This time we have chosen a beautiful location, especially because there were no other guests. We enjoyed the silence and the stunning views. We also visited some beautiful places nearby. We enjoyed the good food and the excellent Umbrian wines! We were lucky with the weather, good temperatures, except a few lightning storms. During a thunderstorm the electricity fell out, but with help of a neighbor and the owner this was resolved in a couple of hours. The house, the garden and the pool are well maintained. There were sufficient sun beds and chairs around the swimming pool. But, if all apartments are booked, than two umbrellas will not be enough. Further we noticed some minor negative elements: we missed a coffee machine (there is an old aluminium pot, but not enough for more than three persons). There was no bread knife, cookware was not sufficient (pans and pots were too small or too big). The oven is perfect but there was no plate to cook. As you may see, we love cooking.

Dear Willemijn and Saskia,
We enjoyed our stay in Umbria very much.  Bellavista apartment 2 was perfect, probably the best accommodation we have ever had on this sort of holiday. It was clean and well fitted out, the beds were comfortable and the living room was spacious and relaxing.  The leafy setting with lawns and shady oak tree and the lovely views added to our enjoyment.  The pool was excellent, clean and well maintained (although probably not ideal for very young children as it doesn't have a shallow end - perfect for us though).  Romina (I think that was her name) was very friendly and helpful (given the limitations of her not speaking English and our not speaking Italian!) and she was very kind to spend time helping us to find a church where our son (a budding pianist/organist) could practice a couple of times - please can you thank her very much for us.

Anything negative is relatively trivial and maybe not really worth mentioning, but in case it helps make the accommodation even more perfect for the future, then I would recommend fixing the leaking kitchen tap, and replacing the wobbly outside table (been mended) with something more substantial.  Also there is a small step outside on the terrace which is difficult to spot and results in endless stubbed toes! - a painted line on the step edge would solve this.  A finishing touch which would add that welcome feeling to new arrivals after a long journey would be a complimentary snack and cold beer or two in the fridge.  (We were unfortunate to miss our Saturday flight and arrive on Sunday and find the accommodation closed and empty - luckily we had a phone signal so were able to phone the owners for help - difficult though because of our inability to speak Italian.  Instructions for finding a key would have been useful if there had been no phone signal).  Overall we would rate "Bellavista" as excellent - we had a great 2 weeks.

April 2012, apartment 1:
We were very happy with this apartment.The apartment was spotlessly clean and had all the amenities we needed, some of which we didn't expect like sugar, olive oil and even toothpaste - what a nice surprise. It is tastefully decorated and spacious enough. We were travelling with two toddlers and Luigi, the owner, supplied two cots and high chairs as well. The grass garden was an ideal place to play for our kids and the views are absolutely amazing. There were also written instructions in English provided mentioned in the feedback from Fam. R. (below). There are two small dogs living outside the house. It would be advisable to inform the guests about that beforehand as somebody might by allergic to dogs (as my husband is). In general we were very happy with Bellavista and would highly recommend it!

it was a very beautiful holiday in Bellavista. Everything was OK and it is really beautiful. The first morning we did not have water but this was immediately resolved by calling the son. We were lucky to stay here by ourselves, the pool to ourselves … LOVELY it was. We also did tour Umbria, magnificent! We will most certainly return to Umbria. THANKS for all and we will meet a next time.

we had a lovely holiday in Bellavista. We had rented the three apartments together and the price-quality ration was good. We all enjoyed ourselves and also the children, in and around the pleasant swimming pool. The place is lovely tranquil and fantastic views. Only small point of critique is that upon arrival the owners do not speak other than Italian. It would be better if the owner would have some standard things written own, like when one received fresh towels and linen, what to do in case of a power cut (like we experienced), what to do when there is no water (the pump can stop working), where do we throw the rubbish?

Our stay at Bellavista was perfect ! The apartment was large enough en well taken care of. The pool was lovely! The views are sublime and it was very peaceful!
The owners, grandma and her son are very sweet people. They gave use fresh eggs and a homemade cake just like that! A bit off a drawback is the lack of real communication since they only speak Italian. But we managed fine with our hands and some French.
The house lies isolated along a gravel road. Each 2 or 3 days we went to Todi to do some shopping, they have everything you want there. There are quite some pretty villages in the surrounding area, the landscape is beautiful!

We were very pleased with our stay. Will you please pass the accompanying pictures on to the owners?

The downpayment is 30% of the rental sum. The final payment should be paid one month before arrival. The security deposit is 250 euro per apartment or Eur 500 when renting all three apartments together, to be paid upon arrival.

In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.

Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
