Il Mulino provides accommodation in spacious apartments on very large grounds with much space for children to play and a paddle pool for small children. Amidst vineyards and olive groves, this location between Bastardo and Montefalco has a very central position in Umbria.

The large and flat garden has two large covered areas with garden furniture, set around a stunning 20 meter swimming pool. The Umbria accommodation is situated between Spoleto and Todi. An ideal spot for visiting famous Umbrian towns, but also for long walks through the hills and woods.
The accommodation is situated between Todi and Spoleto, close to Montefalco and Bevagna. The village on 4 km from the apartments is Bastardo. Here is a good restaurant and you can find several shops. The road from Bastardo to Spoleto passes Il Mulino. There is a small goup pf houses on 5 minutes walk, with a small grocery shop.
The accommodation has 4 bicycles guests can use. There is a table tennis table and a small area where children can play (with a swing). The pool is 20 meters long and surrounded by covered terraces. The pool has a shallow end for small children. There is a good wifi internet connection around the pool area. There are several barbecue areas. The garden has a few age old trees providing further shade. The owners produce olive oil.

The accommodation Il Mulino is made up of a total of 6 apartments for holiday. The owners live at one side of the building. Each of the apartments has a kitchen and most have an independent entrance. Three of the four apartments on the first floor share a large terrace with outside furniture and umbrellas. The fourth terrace on the first floor has no terrace. The ground floor apartments all have garden furniture in front of the entrance. All apartments have a television with DVD player.

Il Ciliegio (sleeps 7+2)
This apartment is a 130 m2 apartment, with the entrance on the pool side. There are 3 bedrooms and two bathrooms (with shower and bath). The bedrooms are one double with added single bed, one double and one twin. The spacious kitchen has a 4 pit hob with oven and fridge with freezer, large dining table and a seating corner with double sofa bed.
Il Melo (sleeps 2+1)
Il Melo is a ground floor apartment next to the entrance to Castagno and Leccio. It has a kitchen/living area, a bathroom with shower and a double bedroom with space for one extra single bed.

Il Castagno (sleeps 8+2)
160 m2, this apartment has a huge kitchen combined with living area (with fire place), 4 bedrooms and two bathrooms (with shower and bath). The entrance is at the back of the house and with internal stairs you come to a small hallway with door to a private terrace and another door to the huge kitchen. The kitchen has french doors to the big terrace shared with other two apartments. There are two double bedrooms and two twins. The kitchen is 50 m2 and also has a double sofa bed. This apartments sleeps 8 + 2.
L'Ulivo (sleeps 4+2)
85 m2 apartment with two bedrooms (one double and one twin) and one bathroom with shower. The kitchen (4 pit hob, oven, fridge and freezer) is also the living room and has apart from the dining table, a sofa bed for two. The entrance is on the first floor, from the big terrace.
Apartment Il Pino is exactly equal to apartment L'ulivo (sleeps 4+2)

Il Leccio (sleeps 2+2)
This apartment is on the first floor. It shares the (internal) stairs with apartment Il Castagno. There is a bedroom with double bed, a bathroom with shower and a living room with kitchen corner. In the living room is a sofa bed for two people. Apartment Il Leccio does not have a terrace or balcony.

We have fantastic memories of our stay in Umbria. Il Mulino is definitely a top destination! Spacious interior and exterior. We have shared the apartment with another family and despite that, we've had a lot of privacy whenever we wanted. The garden and swimming pool are well maintained and the two barbecues were ideal for a nice dinner outside. There were also three bikes available for everybody. WE've used them sometimes to go to the supermarket (20 minutes by bike). The position of the accommodation is perfect to explore Umbria.
Maybe one minor issue to mention is that the electrical sockets in the house are different as we have in Belgium. But, Alessandro always has a solution!
Thank you and we did not have any discomfort or damage in the neighborhood because of the earthquake.

We have had a good time at Il Mulino! We were with two kids, one of 12 and one of 13 years old. We stayed in apartment Olivo. A nice apartment, spacious and cool inside. From the terrace we had a nice view over the swimming pool. What we appreciated most was that everything was spacious and tranquil. At the pool there were lounge sofas and other utensils to have a picknick or lunch there. A large field to play football. Alessandro, the owner, finds it important that guests are having a nice holiday. We used the barbecue twice and Alessandro insisted to clean it by himself. We as guests didn’t have to do it. We were at Il Mulino for 10 days. In the first week we were there with one other Belgium family and one Italian family with children. In the second week idem. The other guests made a lot of visits to other places (like Montefalco, a beautiful medieval village close to il Mulino), therefor we were often alone on the premises. Which we didn’t mind. We had a lovely time at Il Mulino, even our children enjoyed their holiday. They played with other kids!

We’ve had a wonderful holiday and saw many sights in Umbria, like Orvieto, Assisi, Rome (by train), Monte Sibillini, Todi, Lago Trasimeno,... After each trip it was lovely to return and relax by the pool. Alessandro regularly came by for a chat and is very much involved with his property. Our apartment Leccio did not have a private terrace (which we knew beforehand) but Alessandro allowed us to use the terrace of the apartment next door when this was not rented. The apartment itself stayed cool which was good with the heat outside. I can’t think of any negative elements. Maybe something to leave your soap and shampoo in the shower?

Our stay in Il Mulino went really well. Obviously the weather was great. From our arrival we have been pleasantly surprised by the big surface and the space available on site. Especially the pool is very beautiful and very well maintained. Also the apartment was clean, orderly and well done. A small remark is that the kitchen is not well enough equipped and the apartments could do with some better furniture, right now it seems a bit bare. The owner knows about this and will be adding things in the coming years. The internet is not very good and not always did we get a signal, but we understand and the problem is inherent to the region (the signal comes from Montefalco and this is sometimes weak and not with a high band width). This would be important, but we managed. Furthermore we all were happy with the accommodation and the owner. TO BE REPEATED.

we are very pleased with our stay in Il Mulino. Although we had some comments at first (the swing was broken and we did not find comfortable chairs on the terrace) the owner took care of all, with big smile. Only the TV reception was very bad, however one does not drive all the way to Umbria to watch TV.

we have had a wonderful holiday in Il Muino. House, garden, pool, reception …: all was very good. The pool was maintained on a daily basis and there were plenty on sun beds. Also the pergola was very handy because we could always eat in the shade. We even tested the barbecue and it was very good. Only small issue: the kitchen was scarce, no microwave oven, not enough plates, glasses and cups for a family of 6. It would also have been handy to have plugs that can fit our North European appliances.
Directions to house were somewhat confusing, a sign indicating the property would help. Great location for day trips, the room we were in facing north unfortunatly was noisy from lots of trucks on the road beside the property. Pool was great but there are 2 deteroiting builings around the pool that take away from the atmosphere. Owner was friendly, but does not really concern himself with upkeep and cleanliness of the suites.

Our holiday in Umbria was fantastic and we can't fault anything. We already knew the Mulino but it has to be said that the service there is exemplary: when a group of fellow Belgians complained about the deckchairs Alessandro immediately went out and bought another 6. One of the highlights of this year was the tour of the abbey you had organised, fantastic atmosphere and very informative guided tour.

Hereby a bit later than planned my feedback on our stay at Il Mulino. With great pleasure we rented an apartment on the ground floor. We were greeted with open arms on our arrival. Our cottage wasn't yet ready and the owner offered us to make use of a different one so we could revive ourselves after a long trip. We received our cottage in state of perfection. It was located at the back of the complex which gave a lot of privacy. Being an old building it has got thick walls which keep it cool in the summer heat. At nights the temperature gives a good sleeping atmosphere. The pool is fantastic and well maintained. For our young kids there is a slide and a big field to play games. There even is a childrens paddling pool for the youngest. It is ideally located to make trips to Spoleto, Montefalco, Bevagna and Todi all beautiful towns. There also are nummerous good restaurants serving local fare in the surrounding area. To sum it all up a fantastic place worth returning to.

We have just been back and I just wanted to tell you that we had an excellent holiday at Il Mulino. Everything was like we expected and the son of the owner Alessandro was a very pleasant person to deal with. And thank you too, for organising our stay.

We stayed a week in one of the apartments on the first floor of Il Mulino. We enjoyed our holiday, but there are also some negative comments. We found it hard to find Il Mulino. It does not have a sign at the entrance. At first sight we were somewhat disappointed. It hadn't rained for weeks and the owner does not sprinkle the garden, hence it looked all dry and yellow. The premises are very large with a swing and a slide for the kids. The pool is wonderful, large and with a good shallow part for small children. Also the large covered areas around are ideal to find some shade. Here you can also use the BBQ and there is a table tennis game. There are enogh deckchairs, unfortunately without cushions. There are also plenty umbrallas around the pool.
It is a pity that there is an old yellow painted barn along side the pool, nit well taken care off. The pool is clean and well taken care off, though I did notice quite some chemicals in the water (I wear contact lenses). The owner's son is friendly and helpful. He speaks English well and passes by everyday to check whether all is ok. He was always willing to switch on the pool lights in the evening which attracted a lot of guests and assured some good moments all together.
Our apartment had it's positive and negative aspects. It was all very clean, the kitchen and furniture are fairly new. We missed some basic material in the kitchen. There is a good table with chairs. The bed rooms have good beds and enough space in the cupboards. Also the bathroom is fine. The towels were of the thin type (like in some hotels). Luckily we brought our own towels.
We didn't like the living room. It is very sober and scarse. It has only one sofa and an uncomfortable bedsofa. There is a small side table with the television and that's it. IN the whole apartment there was not one painting or something like that on the walls. There is a complete lack of atmosfere. The worst we thought was the lack of natural light in the living room. There only is a small window above the door and that's it. Opening the door means that the neighbours who share the terrace in front of the house can easily look in.
Very positive are the fly screens in front of every window.
The restaurant the owner recommended in Montefalco we would not recommend at all! The cook couldn't make round pizza's (it was more like chirstmas bells!) and the ingredients were not fresh. On the main square are much better restaurants. The nearest village is Bastardo, which is not worth visiting, but there is a good supermarket. The Sidis in the information you sent, we could not find. The alimentari, the small shop with bar, at about hundred metres from the house, is good for the necessary shopping. The bar serves a good and economical cappuccino. Il Mulino has the enormous advantage to be very centrally located and near to Spoleto,Todi en Montefalco.
In short, we surely had a good holiday at Il Mulino, but there were some obvious negative points that make sure that we will not return here.

The downpayment is 50% of the rental sum. The remainder will have to be paid one month before arrival. The security deposit is 250 euro.
In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.
Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
