Let your dreams come true and organize a stay in this old convent of the 12th century, covered in age old frescos about the life of St. Francis. Ideally situated on walking distance from Lugnano, close to Amelia, Narni and only one hour from the centre of Rome.

Stay in one of the former monks cells, now turned into elegant apartments. The whole convent has been restored into a residence with apartments. Several of these apartments are also rented to tourists, on our website there are two.

The convent has a semi olimpic pool of 25 by 12,5 meters (open in July and August) and a tennis court. The walled gardens slope down and around the convent, filled with century old evergreen trees on terraces, quiet and cool in summer.

This convent is the place to go if you would like a different holiday, immersed in the past centuries and yet comfortably close to a nice hilltop village. Lugnano was founded in 600 a.C. and has kept its original lay out. The church belonging to the convent is still being used.

The old convent has a 25 meter private swimming pool with lifeguard. The pool is full time open in July and August, the last two weekends of June and the first two weekends of September. The tennis court and bocce area are always open for use. The table tennis table is also always usable.

There is one common room with internet access.

Old convent in Umbria with apartments for holidaysThe two apartments for holidays can be rented to a maximum of two people.

The kitchen corners of the apartments are suitable for preparing some simple meals, but not for extensive cooking. They are very small with under the counter fridges, no ovens and two electrical plates to cook on.

Botte (sleeps 2)
This apartment is the biggest of the three (42 m2) is on the ground floor and has a lovely private walled garden. There is one bedroom and a double sofa bed in the living room with very small kitchen in a cupboard. There is satellite TV. The bathroom has a shower.The outside old bread oven has been converted in a kind of outside kitchen.

Pozzo (sleeps 2)
This apartment (22 m2) is really one big room with a separate bathroom. The windows see onto the convent's court yard (chiostro). There is air conditioning installed. The apartment is also situated on the first floor, on the same hall with terrace at the end. Here you also have satellite TV. The bathroom has a shower. There is no private terrace.

Prices are all inclusive, apart from heating is the colder months. Guests bring their own towels for the pool. The apartments are for 2 people only. Groups are not accepted.

The pool is open in July and August, the last two weekends of June and the first two weekends of September. The tennis court, the table tennis and bocce court are always accessible (in agreement with other players).

In high season change-over day is always on Saturday. Out of high season and upon specific request arrival and departure day can be different.

Remark from the owner: following up on the feedback from the past years, the small inventory of the apartments Forno and Botte has been replaced.


Il Convento is charming and special. Cooking is a bit difficult because you have only one burner, which is a bit of a challenge. Pots and pans are plenty. It is a quiet accommodation, beautiful and especially the tennis court and swimming pool are recommended. At night the swimming pool is not open, unfortunately. The ambiance is cosy, but for us the 3 nights stay was enough because the room is really small.

Our holiday was just suuuuuuuper fine! Really nothing negative to remark. The convent is a paradise and the apartment Botte, where we stayed with its small terrace is a small paradise on earth (the saying “La Dolce Vita” is definitely applicable here!).
Also the owner was very helpful and friendly. The place is very quiet after coming back from visiting the busy towns in the area. The pool is very clean and very large, an ideal spot to relax and sit in the sun. One remark though: it only has deck chairs, no sunbeds.
I can continue complimenting this place but to keep it short, I’d say Il Convento as all it takes for a top holiday experience. Also price/quality is good.

Dear Willemijn and Saskia,

We have had a very nice holiday in Il Convento. A beautiful and special place, with lovely pool, quiet guests and a nice village on walking distance.

Forno --> a small but very nice apartment with airco and a ventilator for warm nights, a lovely new bathroom and enough space for two people. Too bad one can not sit outside everywhere, only on the dedicated areas.

Botte --> a lot more space than Il Forno but we were a bit disappointed. The outside kitchen was nice but there were so many mosquitoes that we had to apply a lot of lotion. Also the apartment was hot and there was no possibility to cool it down. The airco was not working and opening the doors would let insects in. We were there in a very warm week I have to say…

The bathroom of Il Forno was better than Botte's because it was newer and therefore more clean. However Il Botte does have a lovely garden where you can eat outside and lazy around in the hammock.

All in all a real lovely holiday spot.

We stayed at Il Convento end of May/neginning of June and enjoyed it a lot. Top host, beautiful location and nice surroundings. We prefer the surroundings of Lake Trasimeno, but still we also enjoyed this area.Your information is just fine. Maybe it is good to mention that at the convent guests can use a free wi fi connection in a common room on the ground floor. There were some problems with the water supply, but the owner did his utmost to get it resolved as quick as possible.

We enjoyed it that much, that you shouldn't be surprised if next year we'll contact you again.

We had a terrific holiday! The convent really is a beautiful place. The apartment with small garden we can warmly recommend to any future guest of the convent. Other years we never stayed more then one week at the same place, this time two weeks were far too short. A tip for any future guest that likes cycling: do take your bike with you! I made some very nice tours myself.

We like to give you some feedback for your website.

We had a wonderful honeymoon in the convent, apartment Botte. It is larger then what it seems on the pictures and in the garden with outside kitchen it is good relaxing. Cleaning lady Luciana was very helpful. When we had car problems she gave us a lift several times and even invited us for a local party in Lugnano. We missed our car a few days and hence were more at the convent, obliged to stay around the pool. Not a curse at all, to laze in the shade of the olive trees and enjoy the special atmosfere of the convent. What else to say. Good apartment, kind hosts, enough villages and towns in the area to do some interesting sight seeing  and only an hour by train to Rome. And of course: all around the possibility to taste to excellent Umbrian cuisine :

Our stay at Il Convento has been a succes: the location is truly special and unique. A place so authentic, the atmosphere of the monastry, the serenity but also the surroundings, the garden, the forest, the nature surrounding it, even with the history intact, a comfort of these times that the apartment offers.

In short: above all expectations. Apart from that we treasured the hospitality of Mercedes and Bruno, discreet but always helpful and attentive.

Dear Willemijn,

We had a great time in the monastry in Umbria. It was a very special place to stay; we have been welcomed very warmly and the facilities were good. In the village we were able to do all our groceries and the people were very friendly.

Only minor point was the bed in the bedroom. The what was original a settee-bed  became somewhat uncomfortable in the following days if we are allowed to say so. The matrass was thin and the coils were worn in the middle. It was a reason to leave a day early. Maybe the owner can solve this problem? Besides that the appartment is to be recommended to all!

All praise for your wine tasting! Great location, well executed and fantastic quality wines. We took 4 boxes and are sorry we didn't load up the car some more.

Thanks for your email. After two weeks Umbria [Il Convento/Forno - Lugnano in Teverina]  we're back in rainy Holland. Regarding our appartments: nice reception and ditto owner, lovely pool [necessary with an average 38c degrees]. beautiful surroundings, nice villages,.... We even got a portable airco-unit in the second week [what do you mean: Il Forno..?]

The only drawback was the kitchen, not only the small area but also the equipment: to make a cup of tea water had to be boiled in a large pan [difficult to light gas, burned my fingers once] and regarding teacups there was only something smallish ore something extremely large. An electrical watercooker and a few teacups would be welcome here. Furthermore on your website it is mentioned that the area is 38 square meters wich seems quit large to me, but that besides.

We have returned from our stay in Umbria. We don't have any complains, we liked it. Only while looking on your website it occured to me that not all the information is up to date. Pictures as well as the drawing of Forno are no longer correct.

Maybe something to look into.

Reaction Villa in Umbria: Meanwhile we have updated all our info.

The downpayment is 10% of the rental sum. The balance has to be paid one month before arrival. The security deposit is 150 euro.

In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.

Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.

We know each vacation rental personally and also the owners of all the holiday rentals we have in our portfolio.
