These holiday apartments in Umbria are situated at walking distance from the village of Paciano on the border between Tuscany and Umbria.

There are 4 apartments and an outdoor swimming pool of 6 by 12 mtrs and 1 to 1.50 meters deep. This beautiful old building has been built against the hill with on the one side an amazing view over the Valdichiana valley and the village of Paciano, and on the other side in the distance Lake Trasimeno. 

Paciano is centrally situated to visit the art cities both of Umbria and of Tuscany. It is 35 km from Perugia and 20 km from the motorway (A1). Lake Trasimeno is 20 km away. Panicale is at 3 km. Paciano is a picturesque hill town which, some years ago, has been awarded the best livable and well-kept medieval village in Italy. Its origins go back to Etruscan times and it has many medieval buildings like the small church of San Sebastian and the Porte Fiorentine (Gate). This is a small town with many amazing buildings to be admired at a stone's throw from Palazetta Baldeschi. It has a small grocery shop, a nice local bar with terrace, some good restaurants and a postoffice.

Every apartment has a dishwasher and an oven. There is a washing machine for everybody to use. Every apartment has garden furniture and parking is on the premises. All bed rooms have fly screens. The apartments can host between 2 and 8 guests.

The property has a large terraced garden from where guests can make nice walks into the valley, partly on the private property of the house.

Il Noce (sleeps 4+2)
Holiday house: downstairs is a large living room with a sleeping coach, a kitchen and a bathroom. Upstairs are two bedrooms: one with a double bed and one with two single beds. There is also a second bathroom with a washing machine. 80 m2, Sleeps 4+2 people.

Il Ciliegio (sleeps 8)
This apartment has two floors. Downstairs is the kitchen with living room, a bedroom with a double bed and a bathroom with shower. Going up the stairs there is a bed room with two single beds half way the stairs. Going up to the first floor there is a separate bathroom with shower and two bed rooms with double beds. One of these bed rooms has a third bathroom en suite, also with shower. 110 m2. Sleeps 8.

La Vite (sleeps 4)
Here you enter in the living room with a joined kitchen, a bedroom with a double bed and a bathroom. A small corridor leads up to another bedroom with two single beds. This bedroom has a veranda outside. 70 m2. Sleeps 4.

L'Olivo (sleeps 4)
This apartment has two floors. Downstairs the living room with a large fireplace and a kitchen. Upstairs there are two bedrooms, one with a double bed and one with two single beds, and a bathroom. 70 m2. Sleeps 4.

The apartments do not have television.

There is wifi but it is not a particularly fast connection, only appropriate for normal email and internet use, not to watch films in streaming or play games. IT is a mobile connection, 2GB capacity.

Prices are in euros per week and include utilities, bed linen and towels for use in the house. Guests bring their own towels for the pool.

An extra bed is 30 euro per week. A cot (no sheets) is 30 euro per period rented. High chair is 20 euro per week. When bringing a dog you pay 30 euro final cleaning extra.

The pool opens 3/6 and closes 30/9 and is accessible from 9.30 am until 7 pm. Guests will have to sign the pool regulations for acceptance.

Rental period in July and August is always from Saturday to Saturday. Minimum stay is 7 nights.

Tourism tax:
This tax is not included in the rental price above. Currently this tax is Eur 0,80/person/night for a maximum of 5 nights (if you stay longer, the amount remains the same) and children until 14 years of age do not have to pay.

I just wanted to thank you for your service and help!

Our stay in Paciano (apartment Noce) was fine, we have enjoyed our holiday. Everything was well maintained and spacious. The washing machine was more than welcome. Everything exceeded our expectations. Giacomo the owner is a friendly host, he maintained the swimming pool every day. The position of the house is wonderful with views on the Lake. Many interesting cities and villages to visit, with less than one hour driving... and at walking distance in the village of Paciano there are good ice creams, excellent cappuccino's (Bar Boldrini) and good pizza's.

We loved our holiday in Casa Paciano in Ciliegio. It was perfect in every way possibile. The accommodation was immaculate, a lovely cool temperature inside and had all we needed. We enjoyed eating lunches and evening meals under the shady tree looking over the fabulous landscape. The pool was stunning and cleaned by Giacomo the owner daily. The villa is perfectly located as it is a short (10 minutes), steep walk to the beautiful village of Casa Paciano which has two great restaurants, a few shops, a small supermarket and a bar-tabac. We wandered up with the children every day to eat ice-cream or eat at one of the restaurants. We were met by friendliness everywhere and Giacomo and his wife were so kind, helping us both to retrieve passports left in Milan and picking us up from a nearby train station on arrival. Thank you. We were the only guests staying in early July.

We were a group of 4 adults and 4 children ranging from 3 months to 10 years old. The accommodation worked well for us. The pool is fenced and a short walk down the hill in the garden. The restaurants and bar-tabac in Paciano really welcomed children and we visited the neighboring village by car and took a couple of trips to the beach side at Lake Trasimeno (Castiglione del Lago side), which had a beach cafe, shady playgrounds and good swimming. This is all we needed and we had a thoroughly relaxing and tranquil week.

Thanks to Saskia and Sylvia for your very personal service. We will definitely recommend your services to friends and hope to visit Casa Paciano again in the future.

We enjoyed again Umbria, Paciano, the apartment Il Noce and the hospitality of Giacomo and his wife. Just like last year, we felt like coming home. The welcome at bar Boldrini and at the restaurant Loca Bruciata was heartwarming. The Umbrians and the “Pacianesi” are friendly. Next year there will surely be a follow up. Dear Saskia and Sylvia,

After a week in Umbria we would like to give you our feedback. We liked our apartment Ciliegio at Casa Paciano. It was clean and recently renovated. Enough space for four persons, three bathrooms and good towels. The private garden was lovely with stunning views over de Trasimeno Lake. The owner Giacomo Baldeschi was very helpful (he looks a bit English). Some negative points in the apartment are: we missed some basic small elements. Like a bread knife to cut through the hard bread crust. And if you want to take a swim early in the morning you can do that only after 9.30. Which means you’ll have to sleep in! Anyhow, we enjoyed it a lot.

Dear Willemijn and Saskia,

we have spent a week in Casa Paciano, apartment Olivo, in July 2013. It was all very nice. The apartment, in a converted farmhouse, is well appointed and clean. The interior restored with open beams and somewhere original floors. The Olivo's private terrace has a marvelous view over the valley and the Lake Trasimeno. The bathroom is simple but adequate and in style with the rest of the house. The garden is a well tended Umbrian hill garden with olive and fruit trees. The owners take a very good care of the place and the guests. If any problem arises they are  very swiftly trying to solve it. They are also very pleasant people. The pool is nice, a good size and scrupolously cleaned twice a day. Paciano is small but within easy reach of most interesting places in the area. We have had a very good stay there.

Thank you for the smooth organisation!

We had a wonderful holiday in the apartment Olivo. The apartment itself was just fine, wonderful view and a good private terrace where we enjoyed our breakfast every morning. The first week we had the pool to ourselves. The pool is located well and once we got used to the fresh water we enjoyed a good swim on several occasions. 

The village of Paciano can be reached o foot within a few minutes. It has a couple of good restaurants, a grocery store and it is a wonderfully kept antique little village. We enjoyed trips to Panicale, Castiglione del Lago (with large supermarkets), Passignano, Monte del Lago, Perugia, Orvieto and Siena.

The owners Mr. and Mrs. Baldeschi are always ready to help, give information or just for  a chat.

We also had very good weather, so what more could we wish for?

We have had a real good holiday in Casa Paciano, it was so good that we will certainly come back! The reception by Giacomo and his wife was very friendly and we did not miss anything, from dishwasher to washing machine, superb. Whenever there was a small problem, Giacomo immediately took care of it. In the first week we were the only people staying so we had the whole pool area to ourselves. Such a luxury.

The apartment Il Noce was excellent, very clean and well appointed (aslo many glasses and cutlery etc). After a week we received fresh linen and towels. With the high temperatures we had, this was appreciated.

Besides the clean house and lovely swimming pool, this is a tranquil sport with some 'wild' animals like a porcupine, snakes and scorpions. We also saw some rare birds. In the morning we would visit the local small supermarket for fresh bread and drink a cappuccino and in the evening we often visited a lovely restaurant in the village. In short this is the perfect place for those looking for peace and quiet and enjoy the friendliness of the locals.

We have had a wonderful holiday in Casa Paciano. Very quiet and nowhere in Italy did we ever get zuch perfect kitchen and cutlery/crockery. Nice beds! Dishwasher, big fridge with freezer and a shared washing machine! A small disadvantage was that the wifi was not working, but Giacomo was constantly trying to fix this and it was not his fault. The shower drain was smelling occasionally but they are already working on this. The reception upon arrival was extremely friendly and we received a lovely bottle of wine and olive oil, we also appreciated all the tips about the excellent restaurants in the area. Pool and views really beautiful! Our son was very happy to see a porcupine twice in the evening, the animal was looking for figs.

we really had a very pleasant stay in apartment Ciliegio 2 of casa paciano. Giacomo and his wife received us very warm-heartedly. The home was totally what we wishes for (only a comfortable chair was missing). Enjoyed the lovely views. Beautiful surroundings, interesting town and cities all easy to reach. Furthermore the pasticceria GMB near Castiglione del Lago was very nice with their lovely bites. We also had a great meal in Panicale (at Lillo Tatini).

We were allowed to bring our dog, he could not have been better off!

In short, we will repeat this.

our journey was a great success. The apartment was spotless and very comfortable. We also enjoyed the pool which was being maintained in detail every morning. The owner and other employees were all very helpful and friendly. The only thing that should be mentioned on the website is that the apartments do not have a TV. When traveling with children this could be handy to have. Luckily the owner helped us with this.

after two wonderful weeks in Paciano, we went for a week to the North of Italy where we enjoyed a beautiful Aida in Verona. Paciano was, like last time, very enjoyabel. We could arrive on the friday. The owner organised an wheelchair for me and it stood ready upon arrival. We admired the work of Giacomo and Tonino, taking care of the garden and the pool. 

Nothing but praise. One negative point is having to depart from the house since the parking is on a steep hill and with gravel. Even the Audi Quattro of a friend of mine had problems here. But, as Giacomo told us, he will make sure this will be paved. 

We will surely come back one day.

Very nice location, tidy, well stocked with sheets, towels and kitchen utensils. Only drawback is the difficult access and it not being suitable for small children. 

Info along the way: We stayed in Ranggen, Austria (near Innsbruck) in Gasthof Rosemarie. Well situated, ideal with dogs, big room.

I had the intention to pass on some comments on Casa Paciano. So here goes: 

On your website you mention that the village Paciano can be reached by foot, one of the reasons we chose it. According to us it should be noticed that the road is difficult to negotiate (I didn't dare drive the car on it) and in the evening pitch-dark.  Another suggestion for the owner: trim some trees so one has a view from the terrace in front of the house (Noce), or make a terrace on the side of the house so one does indeed have a view on the lake. (now it could only be seen from the bedroom window). 

Paciano furthermore is a very nice old village and we had a wonderful time at the house.

The booking deposit is 30% of the rental sum and the balance should be paid a month before arrival. The owners ask a security deposit of Eur 150.

In Italy the tourism tax has been introduced. Each town can decide independently whether to apply this tax. It is important to keep in mind that the prices on our website do NOT include the tourism tax. Where we received confirmation from house owners that they have to ask for this tax, it is written underneath the price table.

Villa in Umbria is an intermediary and as such rents out holiday homes and apartments on behalf of their owners. When you book we will be sending an agreement in which you will find the bank details for the down payment and the final payment.
